IBM Maximo Real Estate and Facilities Alternatives
IBM Maximo Real Estate and Facilities is the successor to IBM TRIRIGA, delivered inside IBM Maximo Application Suite. It is the most assessable enterprise IWMS in this directory: three deployment models verified, cloud, on premises and hybrid; three commercial routes including AWS Marketplace Essentials SKUs, cloud SaaS within MAS and customer managed hosting; and detailed documentation published without a login, down to database specific preparation and tuning guidance for Db2, Oracle and SQL Server.
Buyers look for alternatives for reasons that have little to do with capability. The biggest is scope creep in the decision itself: buying this product means taking on Maximo Application Suite licensing context, so the real decision is larger than the facilities requirement on its own. The second is migration. Existing TRIRIGA customers face a documented platform move covering database, user, license and file migration plus post migration tasks, and some will reasonably ask whether a different platform is a better use of that effort. The third is published capability gaps: FM helpdesk, SLA management, contractor management, inspections and BIM could not be verified from published sources. Those are unverified rather than absent, and IBM does document CAD including user roles and drawing management, but for an outsourced FM operation they are the first things to prove in a demo. SLA matrix design for FM operations is a reasonable script to bring.
The closest alternatives are Planon, which verifies all fifteen tracked capabilities including everything on that gap list, and Archibus, which matches IBM on public documentation and on premise hosting and adds FedRAMP Authorized government hosting without the suite licensing context. Nuvolo Connected Workplace makes the same consolidation argument with ServiceNow rather than Maximo underneath, and publishes an implementation timeline of roughly 14 weeks for a core package. FMS:Workplace is a lighter IWMS with SLA, KPI and contractor management explicitly stated. If the requirement is really corporate real estate lease compliance, MRI ManhattanONE names FASB ASC 842 and IFRS 16 directly, though nine of its capabilities and all three deployment models are unverified.
Note that naming is currently ambiguous across ibm.com, where the TRIRIGA product URL serves a Maximo branded page while a separate TRIRIGA support hub persists. Get the product name and module list written into any quote, and remember that no vendor here publishes a price figure.

The alternatives, and why they are here
Selected on capability and use case rather than on sharing a category label. Each entry says what actually differs.
Planon Integrated Workplace Management Solution
Planon
Planon is a Dutch IWMS vendor, now majority owned by Schneider Electric, selling a broad integrated workplace management suite covering real estate, maintenance, space and workplace services on the Planon Platform.
Why consider it: The main broad IWMS alternative. Planon verifies all fifteen tracked capabilities, including the helpdesk, SLA, contractor, inspection and BIM functions that are unverified for IBM, and avoids Maximo Application Suite licensing context. Against that, Planon publishes no documentation and no verified on premise option.

Archibus by Eptura
Eptura
Archibus is a long established IWMS, now owned and marketed by Eptura, covering real estate and lease management, space planning, capital projects, asset management and maintenance, with a FedRAMP Authorized government offering and an on premise deployment option.
Why consider it: The closest alternative on the two things IBM does unusually well: public documentation without a login and a genuine on premise option, with FedRAMP Authorized hosting on the Archibus side. Partner-only purchasing is the trade-off, and SLA, contractor and procurement functionality is unverified.

Nuvolo Connected Workplace
Nuvolo, a Trane Technologies company
Nuvolo Connected Workplace is an IWMS and EAM platform built natively on ServiceNow, acquired by Trane Technologies in November 2023. Strong in healthcare technology management, life sciences GxP and OT security, with FedRAMP High authorisation.
Why consider it: The right comparison if the attraction of IBM is consolidating facilities onto a platform you already own. Nuvolo makes the same argument for ServiceNow instead of Maximo Application Suite, with a published implementation timeline of roughly 14 weeks for a core package and strong healthcare and life sciences verticals.

MRI ManhattanONE
MRI Software
MRI ManhattanONE is a corporate real estate led IWMS suite of twelve named modules covering lease accounting, transactions, space, utilisation, projects, facilities maintenance and sustainability for multi country portfolios.
Why consider it: A narrower corporate real estate alternative if lease compliance and transaction modelling are the real requirement rather than maintenance. MRI names FASB ASC 842 and IFRS 16 explicitly, but nine capabilities and all three deployment models are unverified, so the comparison is limited by available evidence.

FMS:Workplace
FM:Systems, a Johnson Controls company
FMS:Workplace is the IWMS from FM:Systems, acquired by Johnson Controls in July 2023 and now being rebranded under the OpenBlue name. Covers space, real estate portfolio, maintenance, assets, occupancy sensors and workplace experience.
Why consider it: A comparable IWMS with thirteen of fifteen capabilities verified, including SLA and KPI management, contractor management and bidirectional Revit integration, all of which are unverified for IBM. No Maximo licensing context, but also no public documentation and no verified on premise option.

What this page is not
This is not a ranking and there is no single best alternative. The right choice depends on what you are replacing and why, which is why each entry states a specific reason rather than a score. Capability values come from each product's structured profile, where anything unverified is labelled as such rather than assumed.
