Nuvolo Connected Workplace
by Nuvolo, a Trane Technologies company
Nuvolo Connected Workplace is an IWMS and EAM platform built natively on ServiceNow, acquired by Trane Technologies in November 2023. Strong in healthcare technology management, life sciences GxP and OT security, with FedRAMP High authorisation.
What it is
Nuvolo Connected Workplace is architecturally unlike anything else in this category: it is built natively on ServiceNow. That is not a marketing claim about integration. Nuvolo own service description documents state that a fully configured ServiceNow instance, sub production instance access and installation of the Nuvolo application from the ServiceNow Store are prerequisites for deployment. ServiceNow licensing is therefore a precondition of buying Nuvolo, and that single fact determines whether this product is on your shortlist at all.
Ownership has changed and the candidate list is out of date on this. Trane Technologies announced the acquisition on 2 October 2023 and completed it on 3 November 2023, terms undisclosed. Nuvolo retains its brand and now sits inside Trane Digital Solutions organisation. Before that, Nuvolo was venture backed, including a reported 31 million dollar Series C led by Insight Partners announced in March 2021, though that round could not be verified on a primary source. Nuvolo states 1,500 clients and 300 employees with offices in the US, UK, India, Bulgaria and Canada, and reports being named 2026 ServiceNow Partner of the Year.
The Connected Workplace modules are Asset and Maintenance, Space and Workplace, Real Estate and Portfolio, Capital Planning and Projects, and Sustainability and Energy. Alongside these Nuvolo markets a notably specialised set of separate products: HTM Asset Management for healthcare technology management, GxP Asset Management for life sciences validation, OT Security, DAM-Q, ARMS and Refrigeration Management, plus industry editions for Healthcare, Life Sciences, Public Sector, Retail and Education. That vertical depth, particularly HTM and GxP, is where Nuvolo wins deals that generic IWMS vendors do not even bid on.
Verified capabilities include an asset register with location hierarchy, work order management, preventive maintenance scheduling, purchasing and receiving, inventory management, checklist management and scheduled inspections, a mobile technician application, space and floor plan management with move management and reservations, BOMA area calculations with AutoCAD and Revit import and sync, lease administration and accounting, multi site portfolio management, and KPI views of portfolio health. Building management system and IoT integration is stated, along with Outlook calendar booking.
Note a precise distinction. Nuvolo states KPI management but does not state SLA management, and neither an FM helpdesk as a named capability nor contractor and supplier management could be found. On ServiceNow, service desk and SLA machinery is available at the platform level, which is probably why Nuvolo does not duplicate it in product marketing. That is a plausible explanation rather than a verified one, so confirm it rather than assume it.
Compliance credentials are strong. Nuvolo achieved FedRAMP High, announced February 2025, which is a higher bar than the FedRAMP Moderate most competitors hold and opens US intelligence community work. Nuvolo also publishes an implementation timeline, roughly 14 weeks from kickoff to production for a core package including a two week user acceptance test and one week hypercare, with migration of asset records and up to three years of historical work orders. Published timelines are rare and useful for planning.
Weaknesses: no public documentation portal, no published pricing, no trial, and contact us URLs returning 404 at verification. One Nuvolo service description page is internally inconsistent, titled OT Security while the body describes an Asset and Maintenance core package with a placeholder SKU.
Capabilities
Each capability carries its own verification status. “Not verified” means exactly that: it has not been checked, and must not be read as absent.
| Capability | Status | Notes |
|---|---|---|
| Multi-site and portfolio management Operating many sites from one tenant with separation of data and reporting by site. | Yes | Portfolio management from 5 to 5,000 properties. source |
| Reporting and dashboards Operational reporting and configurable dashboards. | Yes | Reporting and dashboards including KPI views of portfolio health. source |
| Procurement and purchase orders Purchase requisitions and orders against maintenance work. | Yes | Purchasing and receiving, plus inventory management. source |
| BMS and IoT integration Receiving alarms or telemetry from building management systems and connected sensors. | Yes | Vendor states the product works with ERP, BMS and IoT. source |
| BIM and CAD integration Consuming CAD or BIM models for space and asset data. | Yes | AutoCAD and Revit import and synchronisation. source |
| Mobile field application A mobile application for technicians in the field. | Yes | Mobile technician application. source |
| Inspections and audits Checklist driven inspections, audits and condition surveys with evidence capture. | Yes | Checklist management and scheduled inspections. Note this source page is internally inconsistent about its own title. source |
| Property and lease operations Property portfolio, lease and tenancy administration. | Yes | Lease administration and accounting; vendor states managing 5 or 5,000 properties. source |
| Space and floor plan management Floor plans, space allocation and occupancy records. | Yes | Space and floor plan management, move management and reservations, with BOMA area calculations. source |
| Preventive maintenance scheduling Calendar and meter based planned maintenance schedules generating work orders automatically. | Yes | Preventive maintenance scheduling stated by vendor. source |
| Work order management Raising, assigning, tracking and closing reactive and planned work orders. | Yes | Work order management stated by vendor. source |
| Asset register and hierarchy A structured asset register supporting parent and child relationships, locations and classification. | Yes | Asset register with a documented location hierarchy. source |
| Contractor and supplier management Contractor records, assignment, permits and performance measurement. | Not verified | Not stated on the pages verified. |
| SLA and KPI management Response and rectification targets measured against contractual service levels. | Not verified | KPI views of portfolio health are stated but SLA management is not. Recorded as unknown rather than yes because the two cannot be conflated. |
| FM helpdesk and service requests A request channel for building occupants, with triage and routing to the right team or contractor. | Not verified | Not stated as a named Nuvolo capability. ServiceNow provides service desk functionality at platform level, but that is not a Nuvolo product claim. |

Strengths and limitations
Strengths
- Built natively on ServiceNow, so for existing ServiceNow customers facilities and asset data share one platform, identity model and reporting layer. verified source
- Deep vertical products that generic IWMS vendors do not offer, including HTM Asset Management for healthcare technology, GxP Asset Management for life sciences and a named OT Security product. verified source
- Nuvolo publishes an implementation timeline of roughly 14 weeks from kickoff to production for a core package, including a two week UAT and one week hypercare, with migration of up to three years of work order history. verified source
Limitations
- A hard ServiceNow dependency: a fully configured ServiceNow instance, sub production instance access and a ServiceNow Store app install are prerequisites, so ServiceNow licensing is an unpriced precondition. verified source
- No public documentation portal, no published pricing and no trial, and some contact pages returned 404 at verification. editorial
- SLA management, FM helpdesk and contractor management are not stated as product capabilities, which matters for outsourced FM even if ServiceNow can be configured to cover them. editorial
Who it suits
Organisation sizes: Enterprise
Nuvolo fits one profile extremely well: a large organisation that already runs ServiceNow as an enterprise platform and wants facilities and asset management on the same instance, the same CMDB, the same identity model and the same reporting layer. For that buyer, Nuvolo is not a new platform decision but an extension of one already made, and the integration story is genuinely native rather than API glue.
It fits three verticals better than almost anything else on the market. Healthcare, through HTM Asset Management for medical device fleets, where device inventory, recall management and clinical engineering workflow are the real requirement. Life sciences, through GxP Asset Management, where validated state and audit evidence matter more than feature count. And US public sector and defence, through FedRAMP High authorisation and stated availability to the intelligence community. OT Security as a named product also suits industrial estates where operational technology asset visibility is a security requirement rather than a maintenance one.
Nuvolo does not fit anyone who is not a ServiceNow customer and does not intend to become one. The ServiceNow instance requirement is a hard dependency, stated in Nuvolo own service descriptions, and it carries its own licence cost, platform governance and administration burden. Buying Nuvolo to avoid buying an IWMS, and acquiring ServiceNow in the process, is almost always the wrong trade.
It does not fit small or mid sized organisations for the same reason, nor single site operations. And it is a questionable fit for outsourced FM service providers: SLA management and contractor and supplier management are not stated as product capabilities, and while ServiceNow can do both, that becomes a platform configuration project rather than a product you buy.
It also does not fit buyers who need to assess the product technically before commitment. There is no public documentation portal and no published pricing. The published implementation timeline partially compensates by at least making delivery expectations explicit.
Typical use cases. Clinical engineering and medical device lifecycle management in a hospital system, on the same platform as IT service management. GxP validated equipment maintenance with audit evidence in a pharmaceutical manufacturing estate. OT asset discovery and security posture across industrial sites. Federal estate management under FedRAMP High. Consolidating facilities work orders into an existing enterprise ServiceNow deployment so that one ticket flows across IT, HR and facilities. Lease administration and space planning alongside that.
Watch for. The full cost of the ServiceNow licensing and platform administration, not just Nuvolo. Which modules and which industry edition the quote covers. Whether SLA and contractor workflows come from Nuvolo or require ServiceNow configuration, and who is paying to build them. The 14 week core package timeline as a baseline rather than a commitment. And confirmation of how much historical work order data will actually be migrated.

Trane Technologies. The acquisition was announced on 2 October 2023 and completed on 3 November 2023, with terms undisclosed. Nuvolo keeps its brand and sits inside Trane Digital Solutions organisation.
Yes. Nuvolo own service description documents list a fully configured ServiceNow instance, sub production instance access and installation of the Nuvolo application from the ServiceNow Store as prerequisites. Factor ServiceNow licensing and platform administration into your total cost.
Nuvolo announced FedRAMP High in February 2025, which is above the FedRAMP Moderate level more commonly held in this category, and states availability to the US intelligence community.
Neither is stated as a Nuvolo product capability. KPI views of portfolio health are stated, but SLA management is not. ServiceNow provides SLA and service desk machinery at platform level, so ask explicitly whether those workflows are delivered by Nuvolo or built as ServiceNow configuration, and who pays for that work.
