What it is

zLink is a US IWMS from zLink, Inc. that most directories still list as zLinkFM. The vendor site now brands it simply zLink, described as the IWMS built for modern facilities teams, with modules named Maintenance Management, Space Management, Condition Assessment and Asset Management. It is a US product, not a UK or EU one: no European office is stated anywhere on the vendor site.

Start with a domain warning. zlink.com is not controlled by the vendor. It redirects to an unrelated recipe website. The real vendor domain is zlinkcorp.com. That is a brand hygiene problem that reflects on the vendor, and it means any third party citing zlink.com as the product site is unreliable.

What makes zLink genuinely interesting is a combination almost nobody else in this profile offers. First, public, unauthenticated API documentation, published on a Redocly hosted site. Of the seventeen products profiled here, this is one of only three with any public technical documentation, and the only one with an open API reference you can actually read before buying. For a buyer with a serious integration brief, that single fact is worth a great deal.

Second, the integration list is by far the longest in this category: SAP ERP, Oracle ERP, Microsoft Dynamics, REST API, Power BI, Salesforce, Esri ArcGIS, Autodesk Revit and CAD, Outlook and Google Calendar, Microsoft Teams, and BMS and BAS vendors Siemens, Honeywell and Johnson Controls, plus NetSuite, QuickBooks, Xero, Workday, ADP, Tableau, Qlik, Looker and Slack. The honest caveat is that this is a logo wall: no per integration detail pages were found, and Microsoft Dynamics is named generically rather than Business Central specifically. Treat the list as directional and ask for an integration reference.

Third, native GIS mapping as a stated capability rather than an integration. For a distributed estate, a utility, a port or a campus with outdoor infrastructure, GIS native asset mapping is a real differentiator and most IWMS products treat it as an add on at best.

Fourth, offline drawing access: storage of CAD, BIM and PDF files linked to assets and work orders, viewable online or offline. Technicians in a basement plant room with no signal can see the drawing for the asset in front of them, which is a specific, practical capability.

zLink also announces FedRAMP authorisation and SOC 2, and targets corporate offices, industrial and manufacturing, education, healthcare, container shipping and government. Container shipping is an unusual vertical to call out and suggests real port and terminal work. There is a gated free trial: you request temporary access and login details are emailed within one to two business days, with duration and terms unstated. That is still more than almost every other vendor here offers.

The gaps are the FM contract capabilities. Helpdesk and service requests, SLA and KPI management, contractor and supplier management, property and lease operations, and procurement and purchase orders are all unstated. BMS and IoT appear only as vendor logos rather than described capability. Deployment model is not explicitly stated, though FedRAMP and SOC 2 imply cloud. No price is published, and ownership could not be verified at all: no ownership statement exists on zlinkcorp.com and no acquisition was found.

Capabilities

Each capability carries its own verification status. “Not verified” means exactly that: it has not been checked, and must not be read as absent.

CapabilityStatusNotes
Multi-site and portfolio management Operating many sites from one tenant with separation of data and reporting by site. Yes Described as supporting regional, national or global portfolios. source
Reporting and dashboards Operational reporting and configurable dashboards. Yes Custom dashboards for work order performance, asset reliability and preventive maintenance trends. source

Strengths and limitations

Strengths

  • Public, unauthenticated API documentation is published, which almost no other vendor in this category offers and which allows real technical evaluation before purchase. verified source
  • Native GIS mapping with Esri ArcGIS as a stated capability rather than an add on, which suits geographically distributed estates. verified source
  • Offline access to CAD, BIM and PDF drawings linked to assets and work orders, which is a practical advantage for field work in poorly connected plant spaces. verified source

Limitations

  • The long integration list is a logo wall with no per integration detail pages found, and Microsoft Dynamics is named generically rather than Business Central specifically. verified source
  • No SLA or KPI management, no contractor or supplier management and no helpdesk capability is stated, which makes it a weak fit for UK style FM service provider and PPP contracts where SLA tracking is the core requirement. verified source
  • No ownership or investor information exists on the vendor site and the vendor does not control the obvious zlink.com domain, which redirects to an unrelated site. Both are vendor continuity signals worth diligence. editorial

Who it suits

Organisation sizes: Medium, Enterprise

zLink fits buyers whose primary constraint is integration. If your IWMS has to exchange data with an ERP, a BI stack, a GIS, a BMS and an HR system, and your procurement process requires you to understand the API before you commit, zLink is the only product in this category that lets you read its API documentation without a sales conversation. That is a decisive advantage for a technically led evaluation.

It fits geographically distributed estates unusually well because of native GIS mapping with Esri ArcGIS. Utilities, ports and terminals, transport networks, large industrial sites and campuses with outdoor infrastructure all need assets located on a map rather than in a building hierarchy, and most IWMS products handle that poorly. The container shipping vertical zLink calls out is consistent with that strength.

It fits US federal and public sector buyers through FedRAMP authorisation and SOC 2. Note that this cuts the other way for UK and EU buyers, for whom FedRAMP is irrelevant and for whom no European presence or data residency commitment is stated.

The gated trial, while slow at one to two business days, makes it one of the very few products in this category you can actually try before buying. For a cautious buyer that is worth using.

zLink does not fit UK or European FM service providers and PPP or PFI contract operators. No SLA or KPI management, no contractor or supplier management and no helpdesk capability is stated, and those are precisely the mechanisms that UK FM contracts are built on. Service Works Global QFM and MRI Evolution address that market directly and zLink does not publish evidence of fitness for it.

It does not fit corporate real estate teams needing lease administration, which is unstated, nor organisations wanting procurement inside the system.

It is a weaker fit for smart building programmes than the integration logo wall suggests. Siemens, Honeywell and Johnson Controls appear as logos, but no BMS or IoT capability is described, so condition based maintenance driven by building systems data is not evidenced.

Buyers should also weigh the vendor risk honestly. No ownership or investor information exists on the vendor site, no acquisition history was found, and the vendor does not control the obvious zlink.com domain. None of that makes the product bad, but it does mean you should ask for financial statements, customer references at your scale, and an escrow or continuity arrangement before committing a critical estate to it.

Typical use cases. Asset and maintenance management across a geographically distributed estate with GIS located assets. Port, terminal or utility infrastructure maintenance. Facility condition assessment programmes feeding capital planning. Offline access to CAD and BIM drawings linked to assets during field work. Space management across an institutional or corporate portfolio. Integration heavy deployments where the IWMS must feed ERP, BI and HR systems. US federal estate management under FedRAMP.

Watch for. That zlink.com is not the vendor; use zlinkcorp.com. That the long integration list is a logo wall with no per integration detail, and that Microsoft Dynamics is not specifically Business Central. The unstated deployment model and data residency. The absence of helpdesk, SLA, contractor and procurement capability. The trial terms and duration, which are not published. And vendor continuity, given the complete absence of ownership information.

Alternatives

Archibus by Eptura Eptura The established enterprise IWMS in the same space, matching zLink on public technical material and on CAD and BIM drawing handling, and going much further on verified service desk, condition assessment, compliance and portfolio modules. Also verifies cloud and on premise, which zLink does not state.
AiM AssetWorks A closely comparable US institutional IWMS with the same module shape of maintenance, space, condition assessment and real estate. Both are thinly evidenced on deployment and both leave SLA and contractor management unverified, so the comparison is limited on both sides.
FAMIS 360 Accruent A cloud CAFM for large multi-site estates and the better evidenced option on service operations, with verified helpdesk, inspections and procurement, plus public documentation. zLink keeps the advantage on public API documentation and native GIS.
eFACiLiTY SIERRA ODC Private Limited A modular CAFM that covers the service management ground zLink does not publish, with verified helpdesk, SLA and KPI management and vendor management with SLA monitoring, plus a REST API and named ERP and single sign on integrations.
FMS:Workplace FM:Systems, a Johnson Controls company An IWMS alternative with thirteen of fifteen capabilities verified, including the helpdesk, SLA, contractor and property operations functions that are unverified for zLink, and bidirectional CAD rather than drawing storage alone. No published API specification on the FM:Systems side.

Frequently asked questions

Yes. zLinkFM persists mainly in third party listings. The vendor site now brands the product simply zLink, the IWMS built for modern facilities teams. No retirement or successor product was found, so this is a marketing rename.

zlinkcorp.com. Note that zlink.com is NOT controlled by the vendor and redirects to an unrelated recipe site, so treat any third party citing zlink.com as the product site as unreliable.

Yes, but it is gated. You request temporary access and login details are emailed within one to two business days. Duration and terms are not published. It is still more than nearly every other vendor in this category offers.

Unknown. No ownership or investor statement appears anywhere on zlinkcorp.com and no acquisition was found. It appears independently held. For a critical estate, request financial statements and a continuity or escrow arrangement as part of due diligence.
