What it is

PropertyMe is a cloud rental management platform built specifically for Australian and New Zealand real estate agencies that run third party residential rent rolls. The product is organised around the daily work of a property manager: tenancy records, rent receipting, trust accounting with bank feeds and reconciliation, owner disbursements and statements, maintenance jobs with quotes and templates, compliance checks and renewals, paperless entry and routine inspections, and a document store that files documents against a property, owner, tenant, task or job. Owners and tenants get their own access, where owners view statements, inspection reports and maintenance summaries, and tenants see lease information, log maintenance requests and message the manager. Reporting covers a dashboard, insights such as KPIs and rental statistics, and trust accounting audit reports including a trial balance and transaction audit.

The vendor publishes a modular price list rather than one all in figure, and the modules matter when you budget. Manage PM is the core property management product, priced per 100 properties with a stated minimum of 200 properties: Basic at 149 dollars a month including GST, Standard at 182, Advanced at 215, and a Premier tier that is quote only. A separate start up package covering up to 100 properties with Basic features is listed at 193 dollars a month including GST. Payments is priced separately again, with MePay Fast and Trustless each at 110 dollars a month per 100 properties. PropertyMe also now sells Grow CRM, a sales and prospecting CRM, from 198 dollars a month including two users, and agency websites from 220 dollars a month. The pricing page states that prices are Australian dollars including Australian GST, and that businesses selecting the New Zealand region are charged in New Zealand dollars, so the currency here is stated rather than inferred.

Two ownership facts are worth knowing before you sign a multi year agreement. In December 2025 EQT announced that its BPEA Mid-Market Growth Partnership fund would become the majority investor in PropertyMe, with the founders retaining a significant minority stake and stepping back from executive roles. PropertyMe has also been acquiring: it bought Phoenix Software, the company behind an AI driven real estate CRM, which is the lineage of the Grow CRM module. Neither event changes the product you buy today, but a founder exit plus a private equity majority is the classic setup for repackaging and repricing, and the modular price list makes that easy to do.

Published priceAUD 149 per 100 properties per month including GST, Manage PM Basic tier, minimum 200 properties
NoteCurrency is STATED, not inferred: the pricing page says prices are Australian dollars including Australian GST, and that New Zealand region customers are billed in New Zealand dollars. The 149 figure is the lowest core Manage PM tier and applies per 100 properties with a stated 200 property minimum, so a 200 property agency pays roughly double the headline. Standard 182, Advanced 215, Premier quote only. A separate start up package for up to 100 properties is listed at 193 per month including GST. Payments modules MePay Fast and Trustless are each 110 per month per 100 properties; Grow CRM from 198 per month including two users with 55 per extra user; agency websites from 220 per month. Free trial: the page says you contact sales to arrange a fully functional trial account, which is a trial and not a free tier.

Strengths and limitations

Strengths

  • Publishes a detailed per module price list, including per 100 property rates and the property minimum, which is unusual in this market and lets you model cost before talking to sales. verified source
  • ANZ statutory trust accounting is core, with bank feeds, reconciliation, disbursements, statements and audit reports such as the trial balance and transaction audit. verified source

Limitations

  • Cost is spread across four separately priced modules (Manage PM, Payments, Grow CRM, websites), so the headline tier understates what most agencies actually buy. editorial
  • No public documented API is advertised on the vendor site, and Xero is the only named accounting integration, which constrains group level reporting and data warehousing. editorial
  • Ownership changed in December 2025 when EQT's BPEA Mid-Market Growth Partnership fund agreed to become the majority investor and the founders moved to a minority stake, so pricing and roadmap continuity carry normal post buyout risk. verified source

Who it suits

Organisation sizes: Small, Medium, Enterprise

Who it fits. PropertyMe is a strong default for an Australian or New Zealand agency managing a residential rent roll, particularly one above the 200 property minimum where the per 100 property rate is the natural unit. Statutory trust accounting, agency disbursement cycles, entry condition reports and compliance renewals are the hard parts of ANZ property management, and they are first class features here rather than bolt ons. The vendor cites more than 6,000 agencies and roughly 1.9 million rental properties in the EQT announcement, so the installed base is large enough that your staff can be hired already knowing the product.

Who it does not fit. It is not a commercial or mixed use platform. There is no evidence on the vendor site of service charge or outgoings reconciliation, rent review schedules, lease option and break date tracking, or the other machinery a commercial landlord needs, so a shopping centre or industrial estate manager should look at a commercial specialist instead. It is also not a sensible pick outside Australia and New Zealand: the trust accounting, compliance and bank feed design is tied to ANZ regulation, and the vendor does not market elsewhere. A private landlord with a handful of properties is also the wrong buyer, because the published minimum is 200 properties for the per 100 rates and the small package still starts near 193 dollars a month.

Things to probe in a demo. First, total cost. The core product, payments, CRM and websites are four separate line items, so ask for a single quote covering the modules you actually need rather than comparing the Basic headline figure against a competitor that bundles payments. Second, integration surface. The features page names Xero as the accounting integration and describes bank feeds and import formats such as OFX and QIF, but it does not advertise a documented public API, so if you plan to push rent roll data into a warehouse or a group level BI tool, get the integration path confirmed in writing before you commit. Third, the newer modules. Grow CRM arrived through an acquisition and the AI assistant AiMe is recent, so treat both as less mature than the trust accounting core and ask for reference customers using the specific module, not just the platform. Fourth, migration. Moving a rent roll with live trust balances is the single biggest risk in any switch, so ask what the vendor does and what you are expected to do, and who signs off the opening trust reconciliation.

Typical use cases. A multi office agency consolidating several legacy desktop trust systems onto one cloud ledger. An agency wanting tenants to pay rent through an integrated payments rail instead of manual bank reference matching. A principal who wants owner statements, inspection reports and maintenance history visible to landlords in a portal to cut inbound phone traffic.

Alternatives

Arthur Aareon The nearest equivalent in a different market, publishing transparent pricing in stated pounds sterling with an included unit allowance plus a per unit overage, plus separate occupant, contractor, owner and manager apps. It is UK focused, so Australian and New Zealand statutory trust accounting, which is the core of PropertyMe, does not carry over, and Arthur inspections and documented API are unverified.
Re-Leased Re-Leased Software Company Ltd Relevant if your agency manages commercial as well as residential property, since it verifies commercial lease management, service charges and outgoings, CAM, budgets and trust accounting, with broad finance integrations including Xero. It is not a residential lettings system, so it would sit alongside rather than replace PropertyMe for a residential rent roll, and it publishes no pricing.
Rentec Direct Rentec Direct A mixed use alternative with trust accounting in the PM edition and a documented open API included with Pro and PM, which PropertyMe does not advertise. The decisive limitation is geography: Rentec payments, screening, tax filing and listing syndication partners are all US services, so it is a poor fit for an Australian or New Zealand agency.
Buildium Buildium A cheaper and more self serve residential platform with published plans from 65 per month, no unit minimum, a 14 day trial and an Open API, which PropertyMe lacks. It is US oriented and has no equivalent to PropertyMe ANZ statutory trust accounting with bank feeds, disbursements and audit reports, so a licensed agency holding client money in Australia or New Zealand should not treat it as a replacement.

Frequently asked questions

PropertyMe is an Australian company, PropertyMe Pty Ltd, based in Sydney. In December 2025 EQT announced that its BPEA Mid-Market Growth Partnership fund would become the majority investor, with the founders retaining a significant minority stake. PropertyMe itself has also acquired Phoenix Software, whose AI CRM underpins the Grow CRM module.

The vendor publishes figures. The core Manage PM product starts at 149 Australian dollars a month including GST per 100 properties on the Basic tier, with a stated minimum of 200 properties, rising to 182 for Standard and 215 for Advanced. A start up package for up to 100 properties is 193 a month including GST. Payments, Grow CRM and agency websites are priced separately on top.

We could not verify that it can. The vendor positions the product for residential rent rolls, and we found no evidence on its own site of service charge or outgoings reconciliation, rent review schedules or lease option tracking. Treat commercial capability as unverified and ask the vendor directly if that is your requirement.
