Arthur
by Aareon
UK cloud property management software for letting agents, landlords, student housing and social housing providers, now part of the Aareon group. Covers financials and reporting, occupancy, tasks, documents and workflows, with tenant, owner and contractor apps and published per unit pricing.
What it is
The first thing a buyer needs to know about this product is its naming and its ownership, because both have shifted. The company was Arthur Online Ltd, a London based lettings platform. In December 2020 Aareon, the European real estate software group, announced it was acquiring a 100 percent stake, with closing planned for 29 January 2021, and said Arthur would continue to support its customers as an independent brand. Arthur then made an acquisition of its own in July 2021, buying Tilt Property Software (RentPro Ltd and Curo Software Ltd), whose Origin, Elevate and Affinity platforms served letting agents, property managers and housing associations. Today the site still sits at arthuronline.co.uk, the page title still says Arthur Online, and the running brand in the body copy is simply Arthur, but the logo asset is named for Aareon and the footer reads copyright Aareon. In practice: the product is current and available, the short name is Arthur, the longer legacy name Arthur Online is still in use, and the owner is Aareon. We found no announcement retiring or renaming the product, so it is recorded as active rather than rebranded, with the caveat that the brand is now presented inside an Aareon house.
Functionally Arthur is organised into named modules: Financials and Reporting, Occupancy Management, Property Management, Task Management, Stakeholder Management, Document Management and Workflow Management, plus a reporting layer branded Arthur Insight. The delivery model leans on separate apps for separate audiences, which is one of its more distinctive design choices: there are occupant (tenant), contractor, owner and manager apps, so a tenant reports a repair in their app, the workflow routes it, and the contractor picks it up in theirs. Integrations named on the vendor's letting agent page are Xero for linking rent payments and financial data, Fixflo Basic for repair requests, the Zoopla, OnTheMarket and Rightmove listing portals for advertising vacancies, tenant referencing through Advanced Tenant Referencing, TransUnion and Homeppl, and Signable for e signatures. Fixflo is itself an Aareon company, which is worth noting when you assess how much of the stack you are buying from one group.
Arthur does publish pricing, in pounds sterling, and in a shape worth reading carefully. Standard is 82.50 pounds a month and includes 55 units, then 1.50 pounds per additional unit. Professional is 96.00 pounds a month including 60 units, then 1.60 per additional unit. Enterprise is 126.00 pounds a month including 70 units, then 1.80 per additional unit. So each tier is a minimum monthly fee with an included unit allowance plus a per unit overage rate, not a flat fee and not a pure per unit price. The pricing FAQ states that Arthur offers simple annual billing, and the page does not explain how the monthly figures map onto an annual payment, so confirm the billing term and whether the monthly figures are annual commitment equivalents.

| Published price | GBP 82.5 minimum per month for the Standard tier, which includes 55 units, plus GBP 1.50 per additional unit per month |
| Note | Currency is STATED on the pricing page as pounds sterling, shown with the pound symbol on a .co.uk vendor site, so GBP is not inferred. The structure is a minimum monthly fee with an included unit allowance plus a per unit overage, and should not be flattened to one number: Standard 82.50 per month including 55 units then 1.50 per extra unit; Professional 96.00 including 60 units then 1.60 per extra unit; Enterprise 126.00 including 70 units then 1.80 per extra unit. The pricing FAQ says Arthur offers simple annual billing but does not explain how the monthly figures translate into the annual charge, so confirm the billing term. Free trial not mentioned on the pricing page, recorded as unknown. Free version: no, the lowest tier is paid. |

Strengths and limitations
Strengths
- Publishes transparent GBP pricing with the included unit allowance and the per unit overage rate for all three tiers, which is rare in UK lettings software. verified source
- Separate occupant, contractor, owner and manager apps, so repair reporting and job acceptance happen in the right hands rather than through the agent's inbox. verified source
- UK specific integration set including Rightmove, Zoopla and OnTheMarket listings, TransUnion and other referencing providers, Signable e signatures and Xero. verified source
Limitations
- Now wholly owned by Aareon following a 100 percent acquisition announced in December 2020, so roadmap and brand decisions sit with a larger group that owns several overlapping UK products. verified source
- Naming is inconsistent across the vendor's own site (Arthur Online in the page title, Arthur in the copy, Aareon in the logo and footer), which makes it harder to be sure what you are contracting for. editorial
- Pricing ladder tops out at an Enterprise tier with a 70 unit allowance, and no open API is advertised, both of which point away from large or integration heavy deployments. editorial
Who it suits
Organisation sizes: Small, Medium
Who it fits. Arthur suits small and mid sized UK letting agents, portfolio landlords and build to rent or student operators who want a cloud system with real workflow automation and separate apps for tenants and contractors, at a price point they can see before they call. The entry tier at 82.50 pounds including 55 units is genuinely accessible for a self managing landlord or a small agency, and the per unit overage means cost scales roughly with portfolio rather than in big step changes. The UK integration set (Rightmove, Zoopla, OnTheMarket, UK referencing providers, Signable, Fixflo) is the correct set for a British lettings operation, which matters more than a long generic marketplace count.
Who it does not fit. It is not a commercial lease platform. We found no service charge or outgoings reconciliation, rent review or lease option tracking on the vendor site, so a commercial landlord should look elsewhere. It is also not pitched at the top of the market: the published tiers top out at an Enterprise plan whose included allowance is 70 units, which tells you the pricing ladder is designed around small and mid sized portfolios rather than tens of thousands of homes, and a large housing association would more naturally end up with Aareon's own housing management products. And if your finance team runs QuickBooks or Sage, note that Xero is the only accounting integration we could verify from the vendor's own pages. Arthur's own accounting feature page claims both Xero and QuickBooks, but that page did not resolve for us, so treat QuickBooks as unverified rather than confirmed.
Things to probe. First, the Aareon relationship. Ask what the product roadmap is inside the group, whether the Arthur brand is being retained, and what the migration path would be if group strategy consolidated it into another Aareon product. That is not scaremongering: Aareon owns several overlapping UK brands, including Fixflo, and buyers signing multi year deals should get the answer on the record. Second, the Tilt lineage. If you are a legacy Origin, Elevate or Affinity customer, or you are being sold from that direction, establish clearly which codebase you are buying and what its support horizon is. Third, pricing mechanics. Clarify whether billing is annual up front, how unit counts are measured (let units, properties or tenancies), what happens when units go vacant, and whether the per unit overage rate is fixed for the term. Fourth, the apps. The multi app model is a strength only if your tenants and contractors actually adopt it, so ask about adoption rates and what the fallback is for a tenant who will not install an app. Fifth, API. No open API is advertised anywhere we could find on the vendor site, so if you need programmatic access, get it confirmed before signing.
Typical use cases. A UK letting agent replacing spreadsheets plus Xero with a single system that still posts to Xero. A portfolio landlord of 50 to 300 units wanting tenant self service and automated repair routing. An HMO or student operator needing room level occupancy and per room charging.

Frequently asked questions
Both names are in use. The site is still arthuronline.co.uk and the page title says Arthur Online, but the product is branded simply Arthur in the body copy, and the footer and logo carry Aareon. The owner is Aareon, the European real estate software group, which announced the acquisition of a 100 percent stake in Arthur Online Ltd in December 2020 with closing planned for 29 January 2021. We found no announcement retiring or formally renaming the product, so it remains a current, independently available product under the Arthur brand inside Aareon.
In July 2021 Arthur, then already part of the Aareon group, acquired Tilt Property Software, covering RentPro Ltd and Curo Software Ltd and the Origin, Elevate and Affinity platforms. If you are an existing Tilt customer, or are being sold from that direction, establish which codebase you would be contracting for and what its support horizon is.
Arthur publishes pounds sterling pricing. Standard is 82.50 a month and includes 55 units, then 1.50 per additional unit. Professional is 96.00 including 60 units, then 1.60 per unit. Enterprise is 126.00 including 70 units, then 1.80 per unit. These are minimum monthly fees with an allowance plus overage, and the FAQ says billing is annual, so confirm the term before you budget.
