PropertyMe vs Arthur: two regional residential platforms, two stated currencies
These two are the exception in this category: both state their currency rather than leaving you to infer it from a dollar sign. PropertyMe prices in Australian dollars including Australian GST, and says New Zealand region customers are billed in New Zealand dollars. Arthur prices in pounds sterling, shown with the pound symbol on a UK vendor site. Everywhere else in this category the currency is an inference, so a buyer comparing either of these against a US product is comparing across an unstated exchange assumption on the other side.
They are also geographically complementary rather than competitive. PropertyMe is cloud property management and trust accounting software for residential rental agencies in Australia and New Zealand. Arthur, now part of the Aareon group, is UK cloud property management software for letting agents, landlords, student housing and social housing providers. Both are classified residential. An agency in Sydney and an agency in Manchester will usually not be choosing between them, so the real value of the comparison is in the structures, which differ instructively.
Both publish a minimum plus an overage, and neither should be flattened to one number. PropertyMe charges per 100 properties per month with a stated 200 property minimum: Manage PM Basic 149 including GST, Standard 182, Advanced 215 and Premier quote only. Because the rate is per 100 properties and the minimum is 200, a 200 property agency pays roughly double the 149 headline. A separate start up package for up to 100 properties is listed at 193 per month including GST. Arthur charges a minimum monthly fee with an included unit allowance plus a per unit overage: Standard 82.50 per month including 55 units then 1.50 per extra unit; Professional 96.00 including 60 units then 1.60; Enterprise 126.00 including 70 units then 1.80.

Full profileThe main differences
Both spread cost across modules or add ons, so the entry tier understates what most buyers actually pay. On PropertyMe the payments modules MePay Fast and Trustless are each 110 per month per 100 properties, Grow CRM is from 198 per month including two users with 55 per extra user, and agency websites are from 220 per month. That is four separately priced product lines. On Arthur the pricing FAQ says simple annual billing is offered but does not explain how the monthly figures translate into the annual charge, so confirm the billing term before signing. PropertyMe offers a fully functional trial account arranged through sales, which is a trial and not a free tier; for Arthur no trial is mentioned on the pricing page, so trial availability is unverified rather than absent. Neither has a free version.
On capability PropertyMe has the deeper verified accounting and Arthur the better verified apps. PropertyMe verifies unit level records, tenant management, lease management, rent collection, accounting, maintenance requests, inspections, owner portal, tenant portal, document management, reporting and a mobile app, and its core strength is ANZ statutory trust accounting with bank feeds, reconciliation, disbursements, statements and audit reports including the trial balance and transaction audit. If you are a licensed ANZ agency holding client money, that is not a nice to have. Arthur verifies unit level records, tenant management, lease management, rent collection, accounting, maintenance requests, owner portal, tenant portal, document management, reporting and a mobile app, and its distinctive feature is separate occupant, contractor, owner and manager apps, so repair reporting and job acceptance happen in the right hands rather than through the agent inbox. Arthur inspections are unverified, which is a gap worth probing for a UK letting agent with periodic inspection obligations.
Integration is thin on both and the reasons differ. PropertyMe names Xero as the only accounting integration and advertises no public documented API. Arthur also records only Xero, but partly because of an access problem: most arthuronline.co.uk subpages returned HTTP 404, including the features and integrations pages, so the integration list is limited to what the letting agent solutions page names. The UK specific set that page does name, Rightmove, Zoopla and OnTheMarket listings, TransUnion and other referencing providers, and Signable e signatures, is a real differentiator for a UK agency.

If you are an Australian or New Zealand rental agency, PropertyMe is the obvious candidate, and the reason is trust accounting rather than any feature list. Statutory trust compliance with audit grade reports is the hard part of ANZ agency software, and PropertyMe treats it as core. Price all four module lines together before you compare against anything, because Manage PM alone is not what most agencies end up buying, and remember the per 100 properties basis with the 200 property minimum when you model it.
If you are a UK letting agent, landlord, student housing or social housing provider, Arthur is the candidate here, and the published GBP ladder with the included unit allowance and the overage rate is genuinely rare in UK lettings software. The role specific apps are the operational reason to want it. Two caveats: the pricing ladder tops out at an Enterprise tier with a 70 unit allowance and no open API is advertised, both of which point away from large or integration heavy deployments, and the naming is inconsistent across the vendor site, with Arthur Online in the page title, Arthur in the copy and Aareon in the logo and footer. Make sure the contract names the entity and product you think it does.
Both have ownership changes to note as normal post deal risk rather than alarm. PropertyMe ownership changed in December 2025 when an EQT fund agreed to become majority investor with the founders moving to a minority stake, announced but with no completion notice found. Arthur is wholly owned by Aareon following a 100 percent acquisition announced in December 2020, and Aareon owns several overlapping UK products. In both cases, ask about pricing and roadmap continuity commitments explicitly, and get the renewal uplift mechanism in the contract.
Frequently asked questions
Both state it, unusually for this category. PropertyMe says prices are Australian dollars including Australian GST, with New Zealand region customers billed in New Zealand dollars. Arthur quotes pounds sterling on a UK site. Most other products in this category print a bare dollar sign, so their currency is an inference.
The 149 Manage PM Basic figure is per 100 properties per month including GST, and the stated minimum is 200 properties, so a 200 property agency pays roughly double the headline for Manage PM alone. Payments, CRM and website modules are priced separately on top.
Arthur Standard is 82.50 per month and includes 55 units, with additional units at 1.50 each per month. Professional is 96.00 including 60 units at 1.60 overage, and Enterprise is 126.00 including 70 units at 1.80 overage. The annual billing term is not explained on the pricing page, so confirm it.
Unverified. Most Arthur subpages returned HTTP 404 to our fetches, including the features page, so inspections, service charges, channel management and any documented API are recorded as unverified rather than absent. PropertyMe does verify inspections.
