What it is

LWEB-900 is LOYTEC Integrated Building Management System software, named on the product page as LWEB-900 Building Management Software. One ownership correction matters: LOYTEC is not a Schneider Electric business. LOYTEC own page states that LOYTEC is today a brand of Delta Electronics, operating within the Intelligent Building Technologies business unit. The company remains based in Vienna, Austria.

It is unambiguously software, and the most conventional supervisory software in this group. The architecture is client-server on Windows: one LWEB-900 server plus dedicated-application or browser clients, where the server stores parameters, historic data, access rights and device configurations in an SQL database and exchanges real-time data with LOYTEC devices over web services independently of the field bus. Supported server operating systems are Windows 10 and 11 and Windows Server 2012 through 2022, with a minimum of a 2 GHz CPU, 4 GB RAM and 50 GB of disk. Because the real-time exchange uses web services, clients work across firewalls and NAT routers, which is a practical advantage for remote sites.

The feature list is broad and specific. Graphical schematic views use SVG and raster graphics and need no HTML or Java skills. Alarming consolidates multiple sources with acknowledge and disable, email notification and escalation if an alarm is not acknowledged in time. Scheduling is hierarchical and can run on field devices or on the server with a calendar-style interface. Trending reads data periodically into the database with tables, charts and CSV export, and can also receive emailed trend data from devices that are not IP reachable. An event log records alarms, logins, parameter changes, configuration changes and system messages with filtering. A parameter matrix view allows bulk parameter setting across many devices at once. Global connections configure device-to-device IP data exchange. The device manager handles status, individual and group firmware updates, automatic backup and restore onto a replacement device. Reporting outputs PDF, Excel and Word from trend logs on a schedule, on an event or on demand, emailable, with energy consumption reporting given as an example. Other modules include a BACnet Operator Workstation at B-OWS v2.0, Watch View, AKS identification key schemas, ONVIF camera integration, Multi-Site access to several servers from one client, Node.js scripting with an integrated Node-RED runtime, and OpenVPN-based VPN configuration as a separately licensed option.

Protocol coverage is genuinely multi-vendor at the field bus level: the product page lists CEA-709, which is the LonWorks standard, BACnet, DALI, M-Bus, Modbus and KNX. Note what is absent: MQTT is not mentioned and OPC UA is not confirmed for LWEB-900, since the page describes OPC XML-DA and SOAP and XML web services and OPC UA appears only as site navigation. For buyers comparing against newer IoT-oriented platforms, that dates the connectivity story.

Licensing is published in structure: a base licence for 10 devices, add-ons in 10 device blocks or an unlimited-device variant, with the standard licence including five LWEB-900 clients and twenty lighter clients, and Multi-Site, VPN base and VPN maintenance as separate add-ons. A 30 day demo licence with 10 devices lowers evaluation cost. Usefully, LOYTEC L-IP routers and L-IOB modules connected to L-INX automation servers do not count against the device licence.

Capabilities

Each capability carries its own verification status. “Not verified” means exactly that: it has not been checked, and must not be read as absent.

Energy metering Metering and consumption measurement, including submetering. Yes Qualified. M-Bus field bus support plus energy consumption reporting given as a reporting example. source
Trending and logging Configurable trend logs for point data. Yes Periodic trend collection into the database with tables, charts and CSV export, plus emailed trend data from devices that are not IP reachable. source
Alarm management Alarm generation, prioritisation, routing and acknowledgement. Yes Multi-source alarm consolidation with acknowledge and disable, email notification and escalation if not acknowledged in time. source
HVAC control Control sequences and scheduling for heating, ventilation and cooling plant. Yes Qualified. Scheduling can run on the server or on field devices, with global connections and parameter writes to devices; the page frames LWEB-900 as operating LOYTEC building automation systems rather than executing control loops itself. source
KNX support KNX integration for building control devices. Yes source
Modbus support Modbus TCP or RTU communication. Yes source
BACnet support Native BACnet IP or MSTP communication with field devices. Yes BACnet named among supported field buses, plus a BACnet Operator Workstation module at B-OWS v2.0. source
Dashboards and graphics Operator graphics and configurable dashboards. Not verified The page describes graphical schematic views in SVG and raster rather than dashboards, so no dashboard claim is made.
MQTT support MQTT publish or subscribe for telemetry and cloud integration. Not verified Not mentioned on the product page. It may be reachable through the integrated Node-RED runtime, but that is not stated.
OPC UA support OPC UA client or server for industrial interoperability. Not verified The page describes OPC XML-DA and SOAP and XML web services. OPC UA appears only as site navigation, so it is not confirmed for LWEB-900.

Strengths and limitations

Strengths

  • Genuine multi-protocol supervisory software from one server: CEA-709, BACnet, DALI, M-Bus, Modbus and KNX. verified source
  • Full device lifecycle management: status, individual and group firmware updates, automatic backups and configuration restore onto a replacement device. verified source
  • A real reporting engine producing PDF, Excel and Word output from trend logs, scheduled, event triggered or on demand, and emailable. verified source

Limitations

  • Tightly coupled to LOYTEC own device portfolio: the page frames it as configuring and operating LOYTEC systems and device licensing is counted in LOYTEC devices. verified source
  • Windows server only and on premises, with no cloud or SaaS offering described, and no MQTT or confirmed OPC UA support on the product page, which dates the IoT story relative to newer competitors. editorial
  • Documentation and software downloads are login gated, so a buyer cannot self serve an evaluation of the documentation. editorial

Who it suits

Organisation sizes: Medium, Enterprise

Who it fits. Sites where LOYTEC L-INX, L-IOB and L-IP field hardware is already specified, which is where the device manager, global connections and configuration restore features pay off: group firmware updates and restore onto a replacement device are genuine operational savings. It also fits European estates with mixed field buses, since CEA-709, BACnet, DALI, M-Bus, Modbus and KNX are supported from one server, and reporting-heavy clients, given the scheduled and event-driven PDF, Excel and Word output. The 30 day 10 device demo licence makes it one of the few products in this category you can evaluate cheaply.

Who it does not fit. Buyers wanting a vendor-hosted SaaS, since this is Windows server software on premises with no hosted offering described. Buyers needing MQTT or confirmed OPC UA support. Buyers who want self-service documentation, since the LOYTEC download and documentation area is login gated. And buyers wanting a genuinely vendor-neutral head-end, because the page frames LWEB-900 as configuring and operating LOYTEC building automation systems and the device licence is counted in LOYTEC devices.

Typical use. European integrator-delivered buildings and campuses on LOYTEC hardware, scaling from a 10 device base licence to an unlimited licence with Multi-Site for portfolio access. One roadmap consideration worth naming: LOYTEC now sits inside Delta Electronics Intelligent Building Technologies unit alongside Delta own building automation portfolio, which is a consolidation risk to weigh.

Alternatives

Desigo Optic Siemens A close functional match at similar scale, and the stronger choice where engineering efficiency and data structure matter: built on the open FIN Framework with Project Haystack tagging, spreadsheet-driven configuration, templating, clone and replicate, interactive 2D and 3D dashboards, and a documented security posture including ISTS penetration testing and IEC 62443 design. Verified protocols include BACnet, Modbus, KNX and SNMP; entry controller capacity is modest.
EC-Net Facilities Distech Controls (Acuity) For multi-protocol estates that want a Niagara-based distribution rather than vendor-coupled software, with licensing from one Niagara network connection to unlimited and integration across HVAC, lighting, energy, fire, access, video and industrial control. It removes the LOYTEC device coupling but adds a mandatory Software Maintenance Agreement, strict version coupling across the estate, and documentation that could not be publicly verified.
enteliWEB Delta Controls The better option when the requirement is multi-site federation rather than multi-protocol depth: one login across sites needing only an IP address each, central archiving through enteliVAULT with up to 100,000 trend logs, Virtual Meters, dashboards and 21 CFR Part 11 electronic signatures. It gives up LOYTEC breadth across CEA-709, DALI, KNX and M-Bus, publishing no non-BACnet protocol statement at all.
PcVue ARC Informatique A step towards SCADA for sites where buildings sit alongside industrial process, with native BACnet, LonWorks, KNX, Modbus and SNMP drivers in one product, central management of one or several buildings, and EmVue for energy monitoring. Caveats: it is a general SCADA platform with buildings as one vertical, reporting, alarm management and historian are third-party partner products, and the driver list is behind a login.
Desigo CC Siemens The enterprise alternative when a LOYTEC estate outgrows mid-market supervision or needs fire and security disciplines on the head-end, with a published two-way protocol matrix covering BACnet and BACnet/SC, Modbus, KNX, OPC DA and UA and SNMPv3, plus published Compact edition ceilings and a UL-listed fire variant. It is substantially more complex to licence and is not coupled to any single device vendor.

Frequently asked questions

Delta Electronics. LOYTEC own company page states that LOYTEC is today a brand of Delta Electronics, operating within the Intelligent Building Technologies business unit. It is not a Schneider Electric business.

By connected device count. A base licence covers ten devices, with add-ons in ten device blocks or an unlimited variant, and separate add-ons for Multi-Site and VPN. L-IP routers and L-IOB modules behind an L-INX automation server do not count against the device licence. A 30 day ten device demo licence is available.
