EC-Net Facilities
by Distech Controls (Acuity)
Distech Controls OEM distribution of the Tridium Niagara Framework, sold as the EC-Net Supervisor with EC-Net Pro engineering tooling and an optional EC-Net Access physical access control module. Formerly EC-Net 4.
What it is
EC-Net Facilities, named on the vendor product page as EC-Net Facilities and formerly EC-Net 4, is an OEM distribution of the Tridium Niagara Framework. Distech states it directly: the EC-Net Supervisor operates with the EC-Net web-based building management platform powered by the Niagara Framework. Acuity own Atrius documentation refers to the product as EC-Net Facilities, previously EC-Net 4, and requires Niagara 4.4.73.24 or higher. Licensing is literally counted in Niagara network connections. Buyers comparing EC-Net against Honeywell Trend IQVISION, or against Tridium own Niagara 4 Supervisor, should understand they are comparing the same underlying engine with different branding, channel and support.
Distech Controls is headquartered in Brossard, Quebec, with an EU head office in Brignais, France, and has been owned by Acuity, formerly Acuity Brands, since the acquisition completed on 1 September 2015. The Tridium OEM partnership dates to February 2005. The software is genuinely software: Distech describes the EC-Net Supervisor as a software platform used in server-class applications, with EC-BOS-8, EC-BOS-9 and TITAN JACE controllers and ECLYPSE IP and Wi-Fi controllers as separate hardware siblings.
Capability is Niagara capability: real-time graphical information to browsers, centralised data logging and trending, archiving to external databases, alarming, system navigation, master scheduling, database management, enterprise application integration, and a comprehensive graphical engineering toolset for application development. Its stated integration scope spans HVAC, lighting, energy, fire and smoke, physical access, video and industrial or processing control, plus enterprise databases, user management and hotel guest management, with hospitality and photo-ID drivers named. Security features are stated explicitly: role-based user and permissions management, password strength, expiration and history controls, TLS encryption, certificates and electronic signatures. An optional EC-Net Access module turns the same platform into a full physical access control system with occupancy counting, anti-passback, threat levels, elevator control, badging and visitor management, scaling to published ceilings of 10,000 card readers, 25,000 access rights, 25,000 access zones and one million personnel records.
Licensing structure is published in detail even though prices are not. The minimum order is an EC-Net Supervisor model plus a Software Maintenance Agreement, with models sized by Niagara network connections at 0, 1, 2, 3, 10, 100 and unlimited, and Integration Packs sized by IP device and point capacity from 10 devices and 500 points up to 1,000 devices and 50,000 points. The SMA has a minimum initial term of 18 months with one, three and five year options, and lapsed coverage is back-charged up to five years, which is a real recurring-cost constraint to budget for. A free demo licence exists for technician laptops, expiring annually.
Two further constraints matter. Version coupling is strict: the EC-Net Supervisor must run the highest version of any Niagara instance in the architecture, so upgrades cascade across the estate rather than being done site by site. And public verification is poor, because Distech entire web estate refused automated access during this research with HTTP 403 across every locale attempted and its documentation host presented an expired TLS certificate. The detail above therefore rests on a Distech-authored specification sheet mirrored on a distributor host, plus Acuity own Atrius help documentation.
Capabilities
Each capability carries its own verification status. “Not verified” means exactly that: it has not been checked, and must not be read as absent.

Strengths and limitations
Strengths
- A genuine Tridium Niagara Framework OEM distribution, so the integration surface is Niagara: HVAC, lighting, energy, fire and smoke, access, video and industrial control on one platform. verified source
- Published granular licence model from a single Niagara connection to unlimited, with integration packs sized by device and point capacity. verified source
- The same platform can run full physical access control through EC-Net Access, with occupancy counting, anti-passback, threat levels, elevator control, badging and visitor management. verified source
Limitations
- Mandatory Software Maintenance Agreement with back-charges for lapsed coverage up to five years, which is a recurring cost a buyer cannot defer. verified source
- Strict version coupling: the Supervisor must run the highest version of any Niagara instance in the architecture, so upgrades cascade across the estate. verified source
- Public verification is poor. Every Distech web page attempted returned HTTP 403 to automated access and the documentation host had an expired TLS certificate, so the authoritative driver list could not be read. editorial
Who it suits
Organisation sizes: Medium, Enterprise
Who it fits. Mid-size sites with few integrations up to large multi-site and remote campuses, which is Distech own licensing language. It is the right choice when you want Niagara capability with a single accountable manufacturer behind it, a matched controller line in EC-BOS and ECLYPSE, and a path to Acuity cloud analytics. Mixed-system estates needing HVAC, lighting, fire and smoke, access control and video on one platform are well served, and the EC-Net Access option is genuinely capable rather than a token module.
Who it does not fit. Buyers who want to avoid mandatory recurring maintenance cost, given the SMA with back-charging for lapsed coverage. Buyers who want a cloud-hosted supervisor, since no vendor statement of a hosted EC-Net was found. And buyers who need to evaluate documentation independently before engaging, since the vendor site and docs host are both inaccessible to automated access and the authoritative driver list sits in a dealer-oriented reference guide. Anyone choosing between EC-Net, IQVISION and Tridium Niagara should decide on channel, support and licensing rather than on engine, because the engine is the same.
Typical use. Niagara-based campus and multi-site estates delivered by Distech authorised system integrators, with a Supervisor fronting EC-BOS stations, Integration Packs sized to the third-party device count, and Atrius Facilities or BuildingOS for cloud analytics.
