Buildium Alternatives
Buildium is the most price transparent product in this category, so people usually go looking for alternatives for one of three reasons: the per use fees added up, they outgrew it, or they want something cheaper. Each reason points somewhere different.
If the per use fees are the problem, do the arithmetic before you move. The published plan prices start at 65 per month for Essential, 202 for Growth and 420 for Premium, but screening is 17 or 20 per report, eSignatures are 5 per document on Essential, card payments cost 2.99 percent per transaction, and inspections carry a 99 setup fee plus 40 to 95 per month on Essential. Moving up a Buildium tier sometimes beats moving vendor, since eSignatures fall to 1 per document on Growth and are unlimited on Premium. If you do want out, TenantCloud bills flat by lease count with properties and units listed as unlimited, which is cheaper for a portfolio with many units under few leases, and Innago charges landlords nothing at all, shifting the cost to tenants at 2 per ACH payment and 2.99 percent on cards, and to applicants at 30 to 35 for screening.
If you have outgrown it, the AppFolio Performance Platform and Entrata are the two obvious steps up. AppFolio publishes starting rates of 1.49, 3.20 and 5.00 per unit per month and verifies marketing and leasing, unit turns, inspections and AI assisted maintenance, but enforces a 50 unit minimum and does not publish its minimum monthly spend. Entrata adds budgeting, job costing and procure to pay that Buildium does not document, at the cost of all pricing visibility. Note that Buildium itself routes portfolios above 5,000 units to a phone call, so growth does not automatically mean leaving.
If the issue is commercial property, none of the residential alternatives fixes it. Buildium lists commercial and mixed use as property types but publishes nothing describing service charge or recovery handling. Yardi Breeze Premier verifies automated CAM reconciliation and a commercial tenant portal, and Re-Leased is the genuine commercial lease specialist. Do not expect a residential product to grow into that requirement.

The alternatives, and why they are here
Selected on capability and use case rather than on sharing a category label. Each entry says what actually differs.
AppFolio Performance Platform
AppFolio, Inc.
AppFolio's property management platform, now marketed as the AppFolio Performance Platform rather than AppFolio Property Manager, sold in Core, Plus and Max plans with published starting per unit rates and a 50 unit minimum on Core.
Why consider it: The step up for professional residential managers, with verified marketing and leasing across the prospect to resident journey, unit turns, vendor coordination with AI automation and a leasing CRM on the top tier. Only available above 50 units, which AppFolio enforces on Core, and the minimum monthly spend is not published, so you cannot calculate your bill from the page as you can with Buildium.

DoorLoop
DoorLoop
DoorLoop is cloud property management software for landlords, managers and investors, covering rent collection, accounting, maintenance, leasing, screening and tenant communication, with published per unit pricing and mobile apps.
Why consider it: The closest rival on buyer profile, priced per unit rather than per plan, with a volume rate as low as 1.50 per unit above 100 units and named QuickBooks Online integration plus bank sync. Buildium is the safer evidence bet: DoorLoop tenant portal, owner portal, reporting, inspections and API are all unverified, and its minimum spend and unit count are unpublished.

TenantCloud
TenantCloud
Cloud property management software for residential landlords and small to mid-sized property managers, covering listings, screening, online leases, rent collection, maintenance requests and accounting, sold on flat monthly plans tiered by lease count.
Why consider it: Usually cheaper for landlords holding many units under few leases, because TenantCloud bills a flat monthly fee by lease count with properties and units listed as unlimited, while Buildium meters screening, eSignatures and card payments. Verified breadth is wide, including inspections and separate tenant and owner portals. Note the pricing page showed Starter monthly at two different figures, so confirm it before budgeting.

Yardi Breeze
Yardi Systems
Yardi Breeze is Yardi's simplified, per unit priced property management and accounting software for smaller residential and commercial portfolios, with a higher Breeze Premier tier covering affordable housing, associations, self storage and manufactured housing.
Why consider it: The alternative once you are above roughly 100 units, where the published 1.00 per unit residential rate beats a flat plan, and the better option if you have commercial units, since Breeze Premier verifies automated CAM reconciliation and a commercial tenant portal. Below 100 units the 100 per month minimum makes it dearer per door, and no API is documented.

- Commercial
- Mixed portfolio property management
- USD 1 per unit per month on an annual agreement, tiered, monthly minimum applies
Rentec Direct
Rentec Direct
US property management software for landlords and professional managers, with double-entry and trust accounting, online rent payments, tenant and owner portals, screening, a documented REST API and a published minimum monthly fee plus per-unit pricing.
Why consider it: Stronger on data access and client money: a documented open API included with Pro and PM at no extra cost, trust accounting in the PM edition, plus verified document management and a long named integration partner list. Structure is a minimum monthly fee of 25 or 50 plus a per unit rate, and it is heavily US specific on payments, screening and tax filing.

- Commercial
- Mixed portfolio property management
- USD 25 per month flat, Rentec Starter, up to 10 properties and tenants
Innago
Innago
Rental management software that is genuinely free for landlords with no monthly, yearly or setup fee. Innago earns revenue from tenant-paid fees: 2 USD per ACH rent payment, 2.99 percent on card payments and 30 to 35 USD per screening report paid by the applicant.
Why consider it: The zero cost option for a small landlord deciding whether to pay for Buildium at all. Innago is genuinely free to landlords with no monthly, yearly or setup fee and no contract, charging tenants 2 per ACH payment and 2.99 percent on cards and applicants 30 to 35 for screening. It is far less evidenced: accounting, reporting, portals and document management are all unverified, so it is not a like for like replacement.

What this page is not
This is not a ranking and there is no single best alternative. The right choice depends on what you are replacing and why, which is why each entry states a specific reason rather than a score. Capability values come from each product's structured profile, where anything unverified is labelled as such rather than assumed.
