TenantCloud Alternatives
TenantCloud is priced unlike almost everything else in this category: flat monthly plans tiered by lease count, with properties and units listed as unlimited. Starter is 15 per month on annual billing for 10 leases, Growth 29 annual or 35 monthly for 30 leases, Pro 50 annual or 60 monthly for 60 leases, and Business from 100 per month. That structure means per unit comparison against other products is invalid, and it is why the product wins outright for landlords holding many units under few leases. One honest caveat: the pricing page showed the Starter monthly rate as both 18 and 25 in the same view when we checked, so confirm the monthly figure in writing before you budget on it.
If you want a free tier rather than a trial, TenantCloud cannot help: there is no free version, only a 14 day trial on every plan. Innago is genuinely free to landlords with no monthly, yearly or setup fee and no contract, charging tenants 2 per ACH payment and 2.99 percent on cards and applicants 30 to 35 for screening. Hemlane also offers a free Starter tier the vendor describes as free forever with no card required, though every paid Hemlane plan adds a 28 per month platform fee on top of its per unit rate.
If you need more depth, Buildium verifies an Open API and offers a 14 day trial with sample data, and Rentec Direct adds trust accounting in the PM edition, verified document management and a documented open API included with Pro and PM, which TenantCloud does not document at all. Both bill differently, so reprice your portfolio rather than reasoning from the headline.
If commercial property is in scope, look elsewhere entirely. TenantCloud is residential in positioning, and commercial lease structures and service charge recharges are not addressed. Yardi Breeze Premier verifies automated CAM reconciliation, and Re-Leased is the commercial lease specialist. Large multifamily operators will also outgrow the accounting depth here.

The alternatives, and why they are here
Selected on capability and use case rather than on sharing a category label. Each entry says what actually differs.
Buildium
Buildium
Buildium is a cloud property management platform for residential managers, community associations and smaller commercial portfolios, with genuinely published tiered pricing starting at 65 per month and a 14 day free trial.
Why consider it: The step up in verified depth and the better route if you want a 14 day trial with sample data and no card before committing. Buildium publishes plans from 65 per month with no unit minimum and verifies an Open API, which TenantCloud does not document. Remember the pricing basis differs: Buildium plans are not capped by lease count, so a landlord with many units under few leases may pay more there.

Innago
Innago
Rental management software that is genuinely free for landlords with no monthly, yearly or setup fee. Innago earns revenue from tenant-paid fees: 2 USD per ACH rent payment, 2.99 percent on card payments and 30 to 35 USD per screening report paid by the applicant.
Why consider it: The obvious comparison for a small landlord, because TenantCloud has no free tier at all and Innago is genuinely free to landlords with no monthly, yearly or setup fee and no contract. The cost moves to tenants at 2 per ACH payment and 2.99 percent on cards, and to applicants at 30 to 35 for screening. TenantCloud screening is also applicant paid. Innago verifies much less, with accounting, reporting and portals all unverified.

DoorLoop
DoorLoop
DoorLoop is cloud property management software for landlords, managers and investors, covering rent collection, accounting, maintenance, leasing, screening and tenant communication, with published per unit pricing and mobile apps.
Why consider it: A per unit alternative with a published volume rate as low as 1.50 per unit above 100 units and named QuickBooks Online integration with bank sync. The two do not compare per door, since TenantCloud prices by lease count with unlimited units. DoorLoop minimum spend and unit count are unpublished, and its portals, reporting and inspections are unverified where TenantCloud verifies all three.

Hemlane
Hemlane
US long-term rental management platform that pairs self-serve software with optional human services, including 24/7 repair coordination and tenant placement. Priced per unit per month on top of a flat platform fee, with a free Starter tier.
Why consider it: Worth a look if you want software plus human services rather than software alone, with 24 hour repair coordination and agent assisted tenant placement alongside a genuinely free Starter tier. Price it carefully: every paid Hemlane plan adds a 28 per month platform fee on top of the per unit rate, and placement, inspections and premium listings are charged separately. Long term rentals only.

Rentec Direct
Rentec Direct
US property management software for landlords and professional managers, with double-entry and trust accounting, online rent payments, tenant and owner portals, screening, a documented REST API and a published minimum monthly fee plus per-unit pricing.
Why consider it: The professional manager option, with trust accounting in the PM edition, a verified owner portal, document management and a documented open API included with Pro and PM. Structure is a minimum monthly fee of 25 or 50 plus a per unit rate, which will cost more than TenantCloud for a high unit to lease portfolio, and it is heavily US specific.

- Mixed portfolio property management
- USD 25 per month flat, Rentec Starter, up to 10 properties and tenants
What this page is not
This is not a ranking and there is no single best alternative. The right choice depends on what you are replacing and why, which is why each entry states a specific reason rather than a score. Capability values come from each product's structured profile, where anything unverified is labelled as such rather than assumed.
