Hemlane
by Hemlane
US long-term rental management platform that pairs self-serve software with optional human services, including 24/7 repair coordination and tenant placement. Priced per unit per month on top of a flat platform fee, with a free Starter tier.
What it is
Hemlane occupies a deliberate middle ground between do-it-yourself software and handing a portfolio to a full service letting agent. The vendor sells two software tiers and two software plus services tiers, and the services are the differentiator: 24/7 repair coordination where a dedicated rental assistant takes the maintenance call, schedules the vendor and reports back, plus tenant placement using local agents and self guided tours. Hemlane sums this up as one login replacing five vendor relationships, which is a fair description of its intent.
The pricing structure is a flat platform fee plus a per-unit rate, and buyers must read it that way. The published plans are Starter at 0 US dollars, described as free forever with no credit card required; Basic at 2 US dollars per unit per month; Essential at 20 US dollars per unit per month; and Complete at 58 US dollars per unit per month. Every paid plan carries a 28 US dollars per month platform fee on top, which is why the page shows totals of 30, 48 and 86 US dollars respectively at one unit. Annual billing is advertised as saving up to 20 percent, and each paid plan has a 14 day trial. Note that the free Starter tier is a genuine free version, not just a trial, which distinguishes Hemlane from TenantCloud and Rentec Direct.
Hemlane is also unusually transparent about transaction and service fees. ACH rent payments carry no fee, debit and credit card payments carry 3 percent, tenant screening is 40 US dollars paid by the tenant, a premium listing across seven exclusive advertising sites is 89 US dollars for 30 days, tenant placement starts at 695 US dollars including a lockbox fee, inspections start at 300 US dollars and the Eviction Shield add-on is 4.95 US dollars a month. That means the true cost of running a unit through Hemlane depends heavily on which services you consume, and the per-unit rate alone understates it for anyone using placement or inspections.
Core software covers online rent collection with late fees passed to the owner, automated reminders, lease templates pre-populated from listing and applicant data, lease e-signing and renewals, tenant messaging, applicant tracking, income verification, owner statements, expense tracking, year end tax preparation and portfolio dashboards.

| Published price | USD 2 per unit per month, Basic plan, PLUS a 28 USD per month platform fee |
| Note | STRUCTURE IS A FLAT PLATFORM FEE PLUS A PER-UNIT RATE. Published plans: Starter 0 USD, described as free forever with no credit card required; Basic 2 USD per unit per month; Essential 20 USD per unit per month; Complete 58 USD per unit per month. Each PAID plan adds a 28 USD per month platform fee, which is why the page displays totals of 30, 48 and 86 USD at one unit. Starter carries no platform fee. Annual billing is advertised as saving up to 20 percent, so the per-unit figures above are the standard rates and NOT annual-billing headlines. Each paid plan has a 14 day trial, and the free Starter tier is a genuine free version separate from that trial. Other published fees: ACH payments no fee; debit and credit card 3 percent; tenant screening 40 USD paid by the tenant; premium listing 89 USD for 30 days; tenant placement from 695 USD including lockbox fee; inspections from 300 USD; Eviction Shield 4.95 USD per month. Currency is INFERRED as USD from bare dollar signs on a US vendor site with US agent, screening and advertising partners. |

Strengths and limitations
Strengths
- A genuinely free Starter tier, described by the vendor as free forever with no credit card required, which is distinct from the separate 14 day trial on paid plans. verified source
- Optional human services are bundled into the product, including 24/7 repair coordination with a dedicated rental assistant and agent-assisted tenant placement, which pure software rivals do not offer. verified source
- Unusually transparent about transaction and service fees, publishing card rates, screening cost, placement, inspection and eviction add-on prices. verified source
Limitations
- The headline per-unit rate understates cost: every paid plan adds a 28 USD per month platform fee, and placement, inspections and premium listings are charged separately. verified source
- Long term rentals only. Short term and holiday letting are out of scope and no booking channel management is offered. verified source
- The vendor pages we reached did not name a mobile app, a developer API or any accounting integration such as QuickBooks, so buyers with those requirements must confirm them directly. editorial
Who it suits
Organisation sizes: Small, Medium
Who it fits. Hemlane is built for the remote or part time rental owner, and for small managers and real estate agents who want to keep clients without building an operations team. If you own a handful of single family rentals in a city you do not live in, the repair coordination and local agent placement services are the whole point: they replace the two tasks a distant owner cannot do well. The vendor states the product is built for every type of long term rental and lists affordable housing, single family, multifamily, rent by room and student housing as property types, with separate paths for owners, agents, managers and tenants.
Who it does not fit. Short term and holiday rental operators are explicitly out of scope: Hemlane says long term rentals only, and no channel manager for booking platforms is advertised. Commercial landlords are not addressed anywhere on the site. The per-unit pricing on the service tiers is high relative to pure software rivals, so a 200 unit portfolio on Complete would be an expensive proposition, and large managers with their own maintenance desk would be paying for a service they already run. Non US owners should treat this as a US only product given the agent network, screening and advertising partners.
Watch the unverified gaps. We could not confirm from the vendor site whether Hemlane publishes a mobile app, a developer API, a formally named tenant or owner portal, or integrations with accounting systems such as QuickBooks. The site describes tenants applying, paying and requesting repairs in one place, and owners self managing from anywhere, but it does not name portals as products, and the feature pages we reached made no mention of integrations at all. If accounting integration is a requirement, ask before buying rather than assuming.
Typical use cases. A remote owner listing a vacancy, paying Hemlane to place a tenant with self guided tours, then settling into monthly ACH rent collection with repairs routed to a coordinator and a year end owner statement. Or a small manager using the free Starter tier to centralise applications and leases, upgrading units to a service tier only where the owner wants the maintenance desk.
