Guesty
by Guesty
Short term and holiday rental management platform: channel management across Airbnb, Vrbo, Booking.com and other OTAs, unified guest inbox, multi calendar, dynamic pricing, guest payments and an open REST API. It is a hospitality operations tool, not a residential or commercial property management system.
What it is
Read this first: Guesty is a different kind of product from the rest of this category. It is a short term and holiday rental platform, built for hosts and vacation rental managers whose revenue comes from nightly bookings sold through online travel agencies. It is not a substitute for a residential or commercial property management system, and a long term letting agency would not buy it. The problems it solves are OTA listing synchronisation, double booking prevention, guest messaging at volume, nightly rate optimisation and turnover operations. The problems it does not address are the ones that define long term property management: assured shorthold or commercial tenancy administration, rent arrears and credit control over a tenancy term, statutory deposit and compliance obligations, landlord trust or client money accounting under local regulation, and lease documentation. We make no claim about lease accounting capability here either way, because that is not what the product is sold to do, and we found no vendor statement on it. If you manage tenancies rather than stays, this profile is here for completeness and the answer is to look at a long term platform instead.
Within its own category Guesty is one of the larger and more complete offerings. The platform centres on a channel manager that connects by direct API rather than iCal feeds, syncing listings and availability with Airbnb, Vrbo and Booking.com plus a wider set the vendor counts at 60 or more channels, with Expedia, Google Travel, Hopper and Homes and Villas by Marriott Bonvoy named specifically. Around that sit a unified inbox and multi calendar, AI guest messaging and AI agents for tasks such as pricing and reviews, automation workflows, a CRM and a guest app, revenue management and dynamic pricing, payments and damage protection, task management, an owners portal, and reporting. There is an Open API with publicly browsable documentation: a RESTful JSON interface at open-api.guesty.com with OAuth 2.0 bearer tokens, guides covering rate limits, webhooks, calendar, accounting, vendors and reservations management, and a Postman collection. The marketplace is claimed at 200 or more integrations and names partners including Zapier, Breezeway, Turno and Superhog.
Pricing is partly published and tiered by portfolio size. Guesty Lite, for one to three listings, starts at 9 per listing per month, with a 14 day free trial and a lower rate on annual billing. Guesty Pro, for four to 199 listings, is quote only. Guesty Enterprise, for 200 or more listings, is a customised offer. Two honest caveats about that figure: the pricing page prints a bare dollar sign and never names the currency, so we record 9 and flag the currency as inferred, most likely US dollars given Guesty's US facing pricing page, but not stated. Add ons such as PriceOptimizer, Damage Protection and LocksManager are priced separately with no figures shown, and a Guesty Ultimate bundle claims a 40 percent saving without publishing a price. The vendor's own pages are also internally inconsistent on channel count, saying 60 or more in one place and 70 or more in the FAQ.

| Published price | USD 9 per listing per month, Guesty Lite tier, 1 to 3 listings only |
| Note | CURRENCY IS INFERRED, NOT STATED. The pricing page prints a bare dollar sign and never names an ISO currency; US dollars is the most likely reading given Guesty's US facing pricing page, but the vendor does not say so, so the recorded USD code is an INFERENCE and not a verified fact. The 9 figure applies only to Guesty Lite for 1 to 3 listings and is described as a starting price, with a lower rate on annual billing that is not quantified. Pro is quoted and Enterprise is a customised offer, so most professional managers will have no public figure at all. Add ons (PriceOptimizer, Damage Protection, LocksManager) are priced separately with no figures published, and the Guesty Ultimate bundle claims a 40 percent saving without a price. Guesty states it charges no percentage based fee on direct booking reservations or cancellations but that standard payment processor fees apply. Free trial: 14 days on Lite; no trial stated for Pro or Enterprise. Free version: no. Freemium labels appear beside some guest messaging features in the comparison table but do not amount to a free tier. |

Strengths and limitations
Strengths
- Direct API channel connections rather than iCal feeds to Airbnb, Vrbo, Booking.com and a wider OTA set, which is the core defence against double bookings. verified source
- Publicly documented Open API with OAuth 2.0, webhooks, a Postman collection and guides for calendar, accounting and reservations management. verified source
- Clear tiering by portfolio size, with a published entry price for one to three listings and a 14 day trial on that tier. verified source
Limitations
- Not a substitute for a long term property management system. It has no tenancy administration, arrears and compliance workflow or lease machinery, so a residential or commercial letting business cannot run on it. editorial
- The pricing page never names a currency, printing only a bare dollar sign, so the entry figure cannot be compared safely against quotes in other currencies without asking. verified source
- Vendor pages contradict each other on channel coverage, saying 60 or more listing channels in one place and 70 or more booking channels in the FAQ. verified source
Who it suits
Organisation sizes: Small, Medium, Enterprise
Who it fits. Guesty fits short term rental operators across a wide size range: a solo host with two or three holiday lets who wants listings in sync and messages in one inbox, a professional vacation rental manager with dozens of units across several OTAs who needs automated pricing and turnover task management, and a larger operator with hundreds of listings who wants the API and the owner reporting. If you manage holiday lets, serviced apartments sold nightly, or aparthotel style inventory, this is the right category of product and Guesty is a credible shortlist entry.
Who it does not fit. Anyone buying software to manage long term tenancies. A residential letting agency with a rent roll needs tenancy records, periodic rent demands and arrears chasing, deposit protection, safety compliance tracking, landlord statements under client money rules and a trust or client account that reconciles to regulation. A commercial manager needs leases, rent reviews, break dates and service charge reconciliation. Guesty is not built for either job, and putting a rent roll into a booking engine is a bad idea even where individual fields appear to fit. If your portfolio is mixed, assume two systems and budget for keeping them reconciled rather than hoping one will cover both. Guesty also does not suit an operator whose inventory sells almost entirely direct with no OTA presence, because the channel manager is the core of the value and you would be paying for it either way.
Things to probe. First, the real price. Only the smallest tier has a public figure, and almost every professional manager lands in Pro or Enterprise where pricing is quoted. Ask for the per listing rate, the minimum, which add ons are extra, and whether payment processing carries a percentage on top. Guesty states it charges no percentage fee on direct booking reservations or cancellations, but notes standard payment processor fees still apply, so get the all in cost of taking money. Second, currency and contract. Because the page does not name a currency, confirm the billing currency in writing before you compare against a competitor quoted in your own. Third, channel depth. Count claims vary on the vendor's own pages, so verify that your specific channels are supported by direct API, and in your market, rather than relying on a headline number. Fourth, accounting reality. Guesty lists trust accounting and owner statements, but if you report to property owners under a local regulatory regime, test that the statements and the ledger satisfy your accountant before you commit, and plan the export path into your general ledger. Fifth, the AI features. AI replies and AI pricing agents are prominent in the marketing and recent by nature, so trial them on your own guest traffic rather than accepting a demo.
Typical use cases. A holiday let manager consolidating Airbnb, Vrbo and Booking.com inventory onto one calendar to stop double bookings. An operator automating guest messaging and cleaning turnovers across scattered units. A larger short term rental business using the Open API to feed its own data warehouse or build custom owner reporting.

Frequently asked questions
We would not recommend it, and it is not what the product is sold for. Guesty is a short term and holiday rental platform built around OTA channel management, guest messaging and nightly pricing. It is not a substitute for a residential or commercial property management system: a long term letting agency needs tenancy administration, arrears and credit control, deposit and safety compliance tracking, landlord client money accounting and lease records, and those are not what Guesty does. If you manage tenancies, buy a long term platform.
Only the smallest tier has a published figure: Guesty Lite starts at 9 per listing per month for one to three listings, with a 14 day free trial. The pricing page prints a bare dollar sign and does not name the currency, so treat the currency as inferred. Guesty Pro (four to 199 listings) is quote only and Enterprise (200 plus) is a customised offer, and several add ons are priced separately with no figures published.
Yes. Guesty publishes an Open API with browsable documentation: a RESTful JSON interface using OAuth 2.0 bearer tokens, with guides for rate limits, webhooks, calendar, accounting, vendors and reservations management, plus a Postman collection. Note that Guesty directs marketplace and channel partners to contact it rather than use the Open API directly.
