Metasys Alternatives
Metasys is a Johnson Controls building automation system built from tiered server software, ADS, ADX and OAS, over NAE, SNE and SNC network engines, with Release 14.0 current. It has the best buyer diligence surface in this category: openly published, versioned, deep-linkable documentation with real server capacities, licence tiers and per-protocol commissioning notes. That transparency is also why people shop around, because the documentation shows plainly how much is extra.
Add-on licensing is pervasive. Historical data archival, five years of history in the user interface, FIPS 140-2 Level 1, ADFS two-factor authentication, BACnet Secure Connect, Fault Detection and Triage and MVE are each licensed separately. There is also a hard Windows and SQL Server dependency across all server tiers, which is licence cost, patching burden and an IT ownership question before any BMS value appears. If those are your drivers, Automated Logic WebCTRL is the sharpest alternative on commercial terms: unmetered concurrent users, customer ownership of all engineering tools, and a vendor-hosted cloud edition on AWS where hosting, site-reliability monitoring, redundancy, backups and upgrades sit inside the subscription. Carrier i-Vu is the other simple-ladder option, selling by controller count with a documented on-premises to cloud upgrade code and a pluggable enterprise database behind the platform.
A second common driver is the architectural fork: the RESTful Metasys API is available only on non-MVE sites, so a validated regulated environment and a BI integration configuration are mutually exclusive. For regulated work without that conflict, look at Delta enteliWEB, which includes electronic signatures supporting FDA 21 CFR Part 11 with a filterable audit log, or the Carrier i-Vu for Life Sciences variant with digitally signed reports.
If the reason is scope rather than cost, Schneider EcoStruxure Building Operation reaches further into power, microgrids, renewables, EV charging and metered energy with Brick Schema semantic tagging, and Siemens Desigo CC brings fire and security as supported disciplines with a UL-listed variant. Both publish markedly less than Johnson Controls does, so expect your diligence to get harder, not easier, when you leave Metasys.

The alternatives, and why they are here
Selected on capability and use case rather than on sharing a category label. Each entry says what actually differs.
Desigo CC
Siemens
Siemens open multi-discipline building management platform for mid to large buildings, licensed by data point and discipline. Editions include Connect, Compact DMS, a UL fire variant and a Siemens-run service model.
Why consider it: The nearest enterprise equivalent with similar protocol breadth including KNX and OPC, a documented two-way matrix, and real fire and security depth with a UL-listed fire variant. It avoids the Metasys Windows and SQL Server dependency being mandatory across all tiers. Weigh edition fragmentation, since a protocol confirmed for Desigo CC may be absent from the Compact DMS edition you are quoted, and its published ceilings cover Compact only.

EcoStruxure Building Operation
Schneider Electric
Schneider Electric building management software for large buildings, formerly StruxureWare Building Operation, engineered as one system with the SpaceLogic automation server and controller family.
Why consider it: Same automation-suite shape with a broader published remit: power, microgrids, renewables, EV charging, metered energy and Brick Schema semantic tagging, plus the most specific cybersecurity posture here. Choose it when energy and power are as important as HVAC. The cost is diligence, since Schneider publishes neither licence structure nor capacity and its documentation hosts refuse public access.

WebCTRL Building Automation System
Automated Logic (Carrier)
Automated Logic supervisory head-end for native BACnet controller estates, current at WebCTRL 10, available on premises or as WebCTRL Cloud, a vendor-hosted subscription running on AWS. Automated Logic is a Carrier company.
Why consider it: A strong alternative on commercial terms rather than features: customer ownership of all engineering tools and unmetered concurrent users, both unusual in this market, against Metasys pricing by concurrent-user tier. It also offers a vendor-hosted cloud edition Metasys does not, plus an ASHRAE Guideline 36 sequence library and Title 24 JA18 certified controls. Narrower protocols, no open docs portal, and on premises remote access relies on a third-party VPN.

Carrier i-Vu
Carrier
Carrier web-based BACnet supervisory software, current at i-Vu Pro 10, with editions by controller count, an i-Vu Cloud SaaS option on AWS, an Express appliance and an i-Vu for Life Sciences variant.
Why consider it: For BACnet estates that want a simpler licence story: an edition ladder by controller count from five to unlimited with a documented on-premises to cloud upgrade part number, and an enterprise data tier behind the BMS supporting SQL Server, Oracle 19c, MySQL or PostgreSQL. There is also a 21 CFR Part 11 compliant Life Sciences edition. Only BACnet is named in published material, and single sign-on, trend export and commissioning are paid add-ons.

Honeywell Enterprise Buildings Integrator (EBI)
Honeywell
Honeywell multi-discipline building head-end that runs HVAC, fire and life safety, security, video and energy from one operator platform. Current release R610. Quote only, delivered through Honeywell and its partners.
Why consider it: Worth shortlisting only when fire, life safety, security and video must run as native modules on the same head-end, which is EBI distinguishing design, together with a fault-tolerant distributed node architecture. Be clear about the trade: you give up the best diligence surface in this category for one of the worst, since Honeywell publishes no EBI datasheet, documentation portal or capacity figures.

What this page is not
This is not a ranking and there is no single best alternative. The right choice depends on what you are replacing and why, which is why each entry states a specific reason rather than a score. Capability values come from each product's structured profile, where anything unverified is labelled as such rather than assumed.
