Enertiv
by Enertiv
Commercial real estate sustainability and operations platform combining utility data collection, shadow metering for tenant consumption, real time equipment monitoring with fault detection, tenant billing and a built in maintenance system.
What it is
Enertiv solves a problem specific to commercial real estate that most products in this category ignore: the landlord does not control, and often cannot see, the majority of the energy consumed in the building, because tenants hold their own utility accounts. Enertiv addresses this with what it calls shadow metering, collecting tenant utility data so that the owner can reach full data coverage including tenant controlled utilities. For any owner facing a building performance standard, a local benchmarking ordinance or an investor Scope 1 and 2 question, that gap is the single hardest part of the problem, and solving it is Enertiv main claim to a place on a shortlist.
Around that core the product is unusually broad. It collects utility bills and does building level monitoring. It provides real time equipment monitoring, fault detection and optimisation insights, and critically states this works with or without a building management system, which matters because a large share of mid tier commercial real estate has no usable BMS. It automates tenant utility billing and integrates with Yardi and MRI, the two dominant property management systems, which is a concrete and verifiable integration claim rather than a vague one. Reporting supports compliance and benchmarking. There is a variance tracking view showing energy, water or emissions variance across properties as a heatmap. And there is a built in maintenance management capability covering work orders, preventive maintenance and equipment inventory, with a mobile app that works offline, which is a real engineering detail rather than marketing language.
The combination of fault detection, tenant billing, maintenance management and utility data in one product is rare. Enertiv cites more than one hundred owners and operators and names clients including Starwood Capital Group, Brandywine and Granite REIT, which is consistent with a mid market and institutional real estate customer base.
What Enertiv is not. It is not a dedicated fault detection and diagnostics platform at the depth of SkySpark, CopperTree Kaizen or Clockworks. It does fault detection, but those products are built around large analytic rule libraries and ranked avoidable cost, and a buyer whose primary need is deep diagnostics across complex central plant should compare directly rather than assume parity. It is not an enterprise ESG disclosure suite with Scope 3 and financed emissions modules. It is not a power quality monitoring product. It is not a demand management or controls platform; it monitors and advises, it does not dispatch load. And its reach is essentially commercial real estate, so industrial and campus buyers will find the tenant centric design less relevant.
Published gaps: no public application programming interface is described, and the only integrations named are Yardi and MRI for tenant billing, so general CMMS or warehouse integration is unverified. No pricing is published; the vendor offers a free portfolio diagnostic and a demo.
Capabilities
Each capability carries its own verification status. “Not verified” means exactly that: it has not been checked, and must not be read as absent.

Strengths and limitations
Strengths
- Shadow metering to capture tenant controlled utility data, which addresses the hardest data gap in multi tenant commercial real estate reporting and which most competitors do not attempt. verified source
- Equipment monitoring and fault detection stated to work with or without a building management system, which opens up mid tier assets that have no usable BMS. verified source
- Built in maintenance management with work orders, preventive maintenance and an offline capable mobile app, plus Yardi and MRI integration for tenant billing. verified source
Limitations
- Breadth over depth. It does fault detection but not at the rule library depth of a dedicated FDD platform, and it does emissions but not at the depth of an ESG disclosure suite. editorial
- Narrow market focus. The tenant centric design makes it largely irrelevant to industrial, campus and single occupier estates. editorial
Who it suits
Organisation sizes: Medium, Enterprise
Enertiv fits commercial real estate owners and operators, particularly office and mixed use portfolios with multi tenant buildings, recoverable utility costs, and a compliance obligation under a local building performance standard such as those in New York City, Boston, Washington DC or Seattle. If tenant consumption data is the thing blocking your reporting, this is the product in this category explicitly built for that. It also fits owners of mid tier assets with no usable building management system, since equipment monitoring is stated to work without one. Institutional owners and REITs with asset level decarbonisation plans and investor reporting are the named customer type. Yardi or MRI users get a direct integration path for tenant billing.
The built in maintenance management with an offline mobile app makes it plausible as a single platform for a small property operations team that would otherwise buy a separate CMMS, which is a real cost saving.
It is a poor fit outside commercial real estate. Industrial sites, hospitals, universities and manufacturing will find the tenant orientation irrelevant and should look at MRI Energy, Spacewell Energy or a fault detection specialist instead. It is a poor fit where deep diagnostics across complex plant is the requirement, where SkySpark or Clockworks will go further. It is a poor fit where enterprise ESG disclosure against named frameworks is the driver. Buyers should press on three unpublished items: whether a documented public application programming interface exists, what the shadow metering actually requires in hardware and tenant cooperation, and what the pricing basis is, since none of these is stated publicly. The free portfolio diagnostic is a sensible first step.

Frequently asked questions
It is Enertiv approach to collecting tenant utility consumption data that the landlord does not hold, so that the owner can reach full building data coverage. In multi tenant commercial real estate that tenant data gap is usually the blocker for benchmarking and building performance standard compliance.
No. The vendor states equipment monitoring and fault detection work with or without a BMS, which is why it suits mid tier assets that lack one.
Possibly, for a small property operations team. It includes work orders, preventive maintenance and equipment inventory with an offline capable mobile app. Compare it against a dedicated CMMS if maintenance is your primary workflow.
