Enertiv vs Verdigris

This pairing crosses a class boundary, and the crossing is the point. Enertiv is an energy management product for commercial real estate. Verdigris is a power monitoring product, and it has repositioned to AI data centres. If you are shortlisting for a commercial buildings portfolio, that repositioning probably removes Verdigris from your list, and it is better to know that now than three calls in.

The vendor site now presents Verdigris as high frequency electrical monitoring for AI data centres. It samples power at 8 kHz with continuous waveform analysis, against roughly 1 Hz for standard monitoring, giving per circuit measurement across the whole power chain and early detection of equipment degradation. The stated commercial outcome is recovering stranded capacity by validating safe operating limits, which is a data centre economics argument, not a buildings energy one. Anyone who found Verdigris through older coverage as a commercial building energy AI platform should confirm the current direction before investing evaluation effort.

Enertiv is pointed squarely at multi tenant commercial real estate. It combines utility data collection, shadow metering for tenant consumption, real time equipment monitoring with fault detection, tenant billing and a built in maintenance system. The shadow metering is the standout: capturing tenant controlled utility data is the hardest data gap in multi tenant reporting, and most competitors do not attempt it. Equipment monitoring and fault detection are stated to work with or without a building management system, which opens up mid tier assets that have no usable BMS, a very large share of the real market. It also ships work orders, preventive maintenance and an offline capable mobile app, with Yardi and MRI integration for tenant billing.

Verified capability reflects the split. Enertiv documents energy metering, utility bills, fault detection, water and gas, dashboards, benchmarking, reporting, mobile access, building integration and carbon reporting. For Verdigris, only energy metering and anomaly detection are documented; dashboards, reporting, API, benchmarking, carbon reporting, building integration, demand management and fault detection could not be verified from published sources, though a developer hub is linked and deeper pages may well cover more.

The main differences

Verdigris is the only product in this entire category that publishes a price

Its pricing page states that the Cloud tier starts at 25,000 per MW per year. Two caveats that matter. The currency is inferred, not verified: the page prints a bare dollar sign with no ISO code, and USD is inferred from Verdigris being a United States vendor. Confirm it before relying on it. And the unit is the interesting part: cost scales with electrical capacity, not floor area or site count. That is a sensible basis for a data centre, where megawatts are the unit of everything, and a punishing one for a large low intensity estate, where you would pay for capacity you barely use. The same page shows a deployment estimator whose output the vendor itself labels an order of magnitude estimate and explicitly not a quote, so it is not a price and is not presented as one here. Two further tiers carry no published price: Forge is a perpetual licence plus maintenance, and Sentinel is contact us. A free four week rectifier health audit and a pilot are offered.

Enertiv publishes no figure. It offers a free portfolio diagnostic and a demo request, neither of which is a trial of the product. Shadow metering and equipment monitoring are likely to carry hardware and installation cost, though the vendor does not say so.

What does not carry over between them

  • Verdigris will not serve as a general energy management platform. Utility bill management, carbon reporting, benchmarking, dashboards and demand management are not described, so finance and sustainability requirements go unmet.
  • Enertiv will not give you electrical asset health at waveform resolution. It does fault detection, but not at 8 kHz and not with waveform analysis, and not at the rule library depth of a dedicated FDD platform.
  • Both are hardware led, in different ways. Verdigris per circuit metering means electrical installation work, licensed contractors and possible outage windows, a far heavier project than a bill data product. Enertiv shadow metering is also physical, if less invasive.
  • Enertiv market focus is narrow. The tenant centric design makes it largely irrelevant to industrial, campus and single occupier estates.

Not verified means the capability has not been checked for that product. It does not mean the product lacks it. Blank cells and unverified rows are never counted as a "no".

Strengths and limitations

Which to choose

For a multi tenant commercial real estate portfolio, this is not a close comparison. Enertiv is built for the problem, Verdigris is built for a different one, and the published price per megawatt would read badly across a portfolio of offices. Enertiv breadth is its own risk, since it does fault detection but not as deeply as a dedicated FDD platform and emissions but not as deeply as an ESG suite, so check that each capability is deep enough for your actual requirement rather than assuming the breadth is free.

For a data centre, or any high density electrical environment where capacity and equipment degradation are the commercial issues, Verdigris is the credible one and its 8 kHz waveform sampling is a real technical differentiator rather than a marketing line. The published price, with the currency caveat, is a genuine advantage: you can build a budget without a sales call, which you cannot do anywhere else in this category.

Do not shortlist them against each other unless your estate genuinely sits in both worlds, which is rare. For the general case, read energy management systems for buildings; for the AI and sustainability framing Verdigris trades on, AI, energy, water and carbon sustainability.

Frequently asked questions

The vendor pricing page states the Cloud tier starts at 25,000 per MW per year. The currency is inferred as USD from a bare dollar sign on a US vendor site, so verify it. The Forge perpetual licence tier and the Sentinel tier carry no published price. The estimator on the same page is labelled by the vendor as an order of magnitude estimate and not a quote.

The vendor now positions it as electrical monitoring for AI data centres, so it no longer belongs on a general commercial buildings shortlist. If you found it through older coverage as a buildings energy AI platform, confirm the current direction with the vendor before spending evaluation time.

It captures tenant controlled utility data that the landlord does not otherwise see. That is the hardest data gap in multi tenant commercial real estate reporting, and most competitors do not attempt it, which is why it is the strongest single reason to look at Enertiv.

It includes maintenance management with work orders, preventive maintenance and an offline capable mobile app, and names Yardi and MRI integration for tenant billing. Whether that is deep enough to replace a dedicated maintenance system depends on your workflows, and no general CMMS integration is claimed.
