DoorLoop Alternatives

DoorLoop publishes a per unit rate card, which makes it look easy to compare and is in fact the main reason people go looking for alternatives. DoorLoop One starts at 2.50 per unit per month, falling to as low as 1.50 above 100 units, Connect starts at 4.00 and Multiply is 5.00 and invite only. Every plan carries a footnote that minimum spend and units apply, and neither the minimum spend nor the minimum unit count is published. The pricing page also has a yearly and monthly toggle advertising up to 25 percent off yearly, and it is not clear which state produced the published figures. So a small landlord cannot work out what they would actually pay.

If you want a knowable price, Buildium publishes flat plans from 65 per month with no minimum unit count and a 14 day trial with no card, and TenantCloud publishes a flat ladder by lease count with properties and units listed as unlimited, starting at 15 per month on annual billing for 10 leases. One caution on TenantCloud: its pricing page showed the Starter monthly rate as both 18 and 25 in the same view, so confirm that figure with the vendor rather than trusting a screenshot. Innago is free to landlords entirely, with tenants paying 2 per ACH payment and 2.99 percent on cards.

If the issue is evidence rather than price, that is a fair concern. DoorLoop verifies tenant management, lease management, rent collection, accounting with QuickBooks Online and bank sync, maintenance requests and mobile apps, but its tenant portal, owner portal, reporting, inspections, document management and API could not be verified from vendor pages, and its documentation subdomain redirects to a customer support site rather than a developer portal. That is missing evidence, not missing features, but if you need those capabilities guaranteed then Buildium, TenantCloud and Rentec Direct all verify more of them. Rentec Direct additionally includes a documented open API with Pro and PM at no extra cost and offers trust accounting in the PM edition, which matters if you hold client money.

The alternatives, and why they are here

Selected on capability and use case rather than on sharing a category label. Each entry says what actually differs.

Buildium

Buildium

View profile

Buildium is a cloud property management platform for residential managers, community associations and smaller commercial portfolios, with genuinely published tiered pricing starting at 65 per month and a 14 day free trial.

Why consider it: The better evidenced alternative at the same size, publishing flat plans from 65 per month with no unit minimum and a 14 day trial with no card, and verifying inspections, tenant and owner portals, reporting and an Open API where DoorLoop leaves all of those unverified. Buildium meters screening, eSignatures and card payments separately, so model your volumes before assuming it is cheaper.

TenantCloud

TenantCloud

View profile

Cloud property management software for residential landlords and small to mid-sized property managers, covering listings, screening, online leases, rent collection, maintenance requests and accounting, sold on flat monthly plans tiered by lease count.

Why consider it: A structurally different price that often wins: flat monthly fees tiered by lease count with properties and units listed as unlimited, against DoorLoop per unit billing with an unpublished minimum spend. TenantCloud also verifies inspections, reporting and separate tenant and owner portals. Confirm its Starter monthly rate with the vendor, because the pricing page showed two different figures in the same view.

Rentec Direct

Rentec Direct

View profile

US property management software for landlords and professional managers, with double-entry and trust accounting, online rent payments, tenant and owner portals, screening, a documented REST API and a published minimum monthly fee plus per-unit pricing.

Why consider it: The option when data access and client money handling matter: a documented open API included with Pro and PM at no extra cost, trust accounting in the PM edition, verified document management and a long named integration partner list, against DoorLoop documentation subdomain that redirects to a support site. Pricing is a 25 or 50 monthly floor plus a per unit rate, and it is US only in practice.

AppFolio Performance Platform

AppFolio, Inc.

View profile

AppFolio's property management platform, now marketed as the AppFolio Performance Platform rather than AppFolio Property Manager, sold in Core, Plus and Max plans with published starting per unit rates and a 50 unit minimum on Core.

Why consider it: The upgrade path for managers who have grown past DoorLoop, with verified marketing and leasing, inspections, unit turns, AI assisted maintenance triage and a leasing CRM on the top tier. Only viable above 50 units, and like DoorLoop it has an unpublished minimum monthly spend, so the published per unit rate is a floor rather than a quote.

Innago

Innago

View profile

Rental management software that is genuinely free for landlords with no monthly, yearly or setup fee. Innago earns revenue from tenant-paid fees: 2 USD per ACH rent payment, 2.99 percent on card payments and 30 to 35 USD per screening report paid by the applicant.

Why consider it: The free comparison point for a landlord deciding whether DoorLoop per unit cost is justified. Innago has no monthly, yearly or setup fee and no contract, charging tenants 2 per ACH payment and 2.99 percent on cards and applicants 30 to 35 for screening. It verifies far less: accounting, reporting, portals, inspections, document management and API are all unverified, so it is not a feature for feature swap.

What this page is not

This is not a ranking and there is no single best alternative. The right choice depends on what you are replacing and why, which is why each entry states a specific reason rather than a score. Capability values come from each product's structured profile, where anything unverified is labelled as such rather than assumed.
