Honeywell EBI versus Siemens Desigo CC

Honeywell Enterprise Buildings Integrator and Siemens Desigo CC are the two head-end platforms most often shortlisted together on large multi-discipline projects, because both are genuinely multi-discipline rather than HVAC front ends with bolt-ons. EBI runs HVAC, fire and life safety including smoke control and public address, security, video and energy as EBI Manager modules on one platform, and its current release is R610. Desigo CC manages HVAC, lighting, fire safety and security plus elevators and room booking, and ships in editions including Connect, Compact DMS and a UL-listed fire variant.

The honest headline of this pairing is not a feature gap, it is an evidence gap. Siemens publishes vendor-hosted datasheets for both the Connect and Compact DMS editions with a protocol matrix in both directions and hard capacity numbers. Honeywell publishes no datasheet, specification sheet or documentation portal for EBI at all, and its buildings site is regionally gated: several canonical EBI URLs return 404 and some paths serve a country restriction notice, so even the marketing content differs by region. That makes this comparison asymmetric, with the Honeywell side thin. For the wider four-way picture see Siemens vs Schneider vs Honeywell vs Johnson Controls.

The main differences

Protocols

Desigo CC has the most publicly verifiable protocol matrix in this category: BACnet and BACnet/SC southbound with a northbound BACnet IP server, Modbus, KNX, OPC DA and UA, and SNMPv3 named. The catch is verified and specific: KNX, Haystack and the S7 drivers appear in the Connect southbound list but not in the Compact DMS list, so a protocol confirmed for Desigo CC may not exist in the edition you are quoted. On EBI, BACnet is confirmed and R610 adds BACnet Secure Connect and KBOB BACnet compliance, and OPC is confirmed with OPC UA history added in R610. Modbus, KNX, MQTT and SNMP are not named on any Honeywell EBI page that resolved, which means they could not be verified from published sources rather than that they are absent. MQTT is unverified on both sides: it is absent from the Siemens Connect and Compact DMS protocol lists too. Either way, get the protocol list written into the quote and plan BACnet acceptance tests.

Scale and architecture

  • EBI uses a fault-tolerant distributed architecture of independent nodes that share information, so a campus does not depend on one server, and it supports single building, campus or global operations with building-to-building links over web services. No capacity figure of any kind could be found.
  • Desigo CC publishes hard numbers, but only for the Compact edition: 2,000 fire objects, 500 security objects, 128 CCTV cameras and 500 building automation points. Connect ceilings are not published.
  • Neither vendor publishes a price. Siemens does publish the licence catalogue structure, roughly a hundred CCA, CCE and CCO prefixed codes where the number indicates licensed point quantity. Honeywell names subscription and hosted licensing options and routes to a sales enquiry form.

Security and operations

EBI states built-in cybersecurity monitoring and updates, a Policy Enforcer, a Software Update Service and Windows OS compliance, which is more concrete than the Siemens public material: Desigo CC claims regular updates and round-the-clock protection with no feature detail beyond naming SNMPv3, and its datasheet carries only a disclaimer link. Both offer HTML5 browser clients and mobile access, EBI via EasyMobile and Desigo CC via the Flex Client with push notifications. Neither is an edge runtime: Desigo CC manages Desigo PXC controllers but no source states edge controller function in the software itself, and EBI enumerates no controller line of its own.

Which to choose

If your selection process requires you to verify what you are buying before you sign, Desigo CC is the easier platform to diligence, as long as you force the conversation down to the edition and confirm every protocol against the Compact DMS list rather than the Connect list. If your project is dominated by fire, life safety and security running as first-class disciplines on the same head-end, EBI is built for exactly that shape of work, and its distributed node architecture suits campuses that cannot tolerate a single server dependency.

Treat both as integrator-delivered systems. Neither publishes pricing, both are specified, supplied and commissioned through the vendor and its partners, and the software licence is one line in a project cost dominated by engineering, controllers and field devices. The practical next step on either is a written protocol and capacity schedule, since on EBI almost nothing is publicly verifiable and on Desigo CC the published numbers cover the smaller edition only. See how to evaluate BMS software for the checklist.

Frequently asked questions

This could not be verified from published sources. Modbus, KNX, MQTT and SNMP are not named on any current Honeywell EBI page that resolved, and Honeywell publishes no EBI datasheet or documentation portal, so the protocols are unverified rather than confirmed absent. Confirm them in writing with Honeywell before specifying.

Siemens, and only for one edition. The Desigo CC Compact DMS datasheet publishes 2,000 fire objects, 500 security objects, 128 CCTV cameras and 500 building automation points. Connect ceilings are not published, and no EBI capacity figure of any kind could be found.

Neither vendor publishes a figure. Both are quote only and delivered through the vendor and its authorised partners. Siemens does publish its licence catalogue structure, with point-quantity codes, which at least makes the cost drivers legible; Schneider-style opacity is worse but Honeywell publishes neither price nor structure.

Yes, and on the Honeywell side specifically. Several canonical EBI URLs return 404, some paths serve a country restriction notice, and the R500 BACnet PICS document fetched without an extractable text layer, so the current BACnet device profile and BIBBs are unverified.

Sources and review basis

Attribute values come from each product's structured profile rather than being written into this page, so a correction made once appears everywhere. This comparison was last reviewed on 7 November 2026. Assessment of this category is documentation-based, not hands-on testing of every product.
