DoorLoop vs TenantCloud: per unit against per lease, and one contradictory price

Both are cloud residential products aimed at landlords and small to mid sized managers, and both publish figures. They do not price on the same unit, so a per door comparison between them is invalid. DoorLoop charges per unit per month. TenantCloud charges a flat monthly fee tiered by lease count, with properties and units listed as unlimited on all plans. For a landlord holding many low rent units under few leases, that difference is worth more than any feature on either page.

DoorLoop publishes three plans: DoorLoop One starting at 2.50 per unit per month, falling to as low as 1.50 per unit above 100 units; DoorLoop Connect starting at 4.00 and marked most popular; and DoorLoop Multiply at 5.00 and invite only. Every plan carries the footnote that minimum spend and units apply and to contact sales, and neither the minimum spend nor the minimum unit count is published. The page also has a Yearly and Monthly toggle advertising up to 25 percent off yearly, and we could not determine which toggle state produced the recorded figures. The headline 2.50 is therefore not achievable by a small portfolio and the real floor has to come from sales.

TenantCloud contradicts itself on its own pricing page, and you should know that before you quote a figure back at anyone. The Starter rate appeared at two different monthly prices in the same view, 18 in the plan toggle and 25 in the plan card. We record the contradiction rather than resolve it, so there is no confident Starter monthly figure to give. What is clear is the annual billing ladder: Starter 15 USD per month on annual billing, which is 180 per year for 10 leases; Growth 29 annual or 35 monthly, 350 per year for 30 leases; Pro 50 annual or 60 monthly, 600 per year for 60 leases; and Business from 100 per month, custom. Prices exclude applicable taxes.

The main differences

Currency is an inference on both. Each page prints a bare dollar sign with no ISO code and both vendors are US companies selling to US landlords, so the US dollar reading is drawn from that rather than stated.

TenantCloud has the broader verified feature set, by a clear margin. Verified: unit level portfolio records, tenant management, lease management, rent collection, accounting, maintenance requests, inspections, an owner portal, a tenant portal, reporting and a mobile app, with QuickBooks and Stripe named on the home page. DoorLoop verifies tenant management with screening and resident communication, lease management, rent collection with an AI agent for chasing rent, accounting with QuickBooks Online integration and bank sync, maintenance requests with an AI agent, and mobile apps on both stores. Note what that list does not include: a tenant portal, an owner portal, reporting, inspections and document management are all unverified for DoorLoop, because no statement was found on the vendor pages read. Unverified is not absent, and DoorLoop may well do all of them, but you cannot confirm it from the published site.

On evaluation routes, TenantCloud offers a 14 day trial on every plan and no free tier. For DoorLoop no free trial is stated on the vendor pages read; the homepage offers a free demo only, and third party aggregators contradict each other on this, with at least one publishing flat monthly prices inconsistent with the vendor per unit page.

Screening is paid by the applicant on TenantCloud rather than by the landlord, which is a real cost shift worth modelling. Neither product has verified service charge handling or a documented public API: on DoorLoop the documentation subdomain redirects to a customer support site rather than a developer portal, and on TenantCloud no developer documentation was found. TenantCloud is residential in positioning and commercial lease structures and service charge recharges are not addressed; DoorLoop claims commercial, association and mixed use segments but the supporting capabilities were not evidenced, so a non residential buyer is taking the segment list on trust.

Not verified means the capability has not been checked for that product. It does not mean the product lacks it. Blank cells and unverified rows are never counted as a "no".

Strengths and limitations

Drawn from each product's own profile, where every item is labelled a verified fact or an editorial judgement.

Which to choose

Choose TenantCloud if your portfolio has a high unit to lease ratio, if you want the widest verified feature list at this price point, or if you want to trial on your own data before paying. The flat per lease model with unlimited properties and units is genuinely cheaper than a per unit rival in the right shape of portfolio, and the published feature breadth for the money, including inspections, reconciliation, lead tracking, listing syndication and separate tenant and owner portals, is unusual. Take the 14 day trial, and confirm the Starter monthly price with the vendor in writing, because the page itself is inconsistent.

Choose DoorLoop if you are above 100 units, where the as low as 1.50 per unit volume rate applies, or if AI assisted rent chasing and maintenance triage with QuickBooks Online and bank sync is the specific combination you want. Teams who intend to keep their books in QuickBooks get a named vendor integration rather than a promise.

Three questions to ask before you sign either. Ask DoorLoop for the minimum spend and minimum unit count, in writing, and for confirmation of whether a quoted per unit rate assumes annual billing: without those two numbers the published rate card tells you very little about your bill. Ask TenantCloud to confirm the Starter monthly rate and whether the figure you were shown excludes tax. And on either, ask what data access you get, because neither publishes developer documentation and both are plausible first systems that you may want to migrate off in five years. A free trial on either product is a trial, not a free version: neither offers a free tier.

Frequently asked questions

Because TenantCloud does not bill per unit. Its plans are flat monthly fees capped by lease count, with properties and units listed as unlimited. DoorLoop bills per unit per month. A landlord with many units under few leases pays far less on TenantCloud, and the arithmetic does not translate.

On annual billing it is 15 per month, charged upfront and marketed as two months free, which is 180 per year for up to 10 leases. The monthly figure is unclear: the pricing page showed Starter monthly as both 18 and 25 in the same view when we checked. We report that contradiction rather than pick one. Confirm it with the vendor.

Unverified. The DoorLoop homepage names resident communication but not a tenant portal, and no vendor page we read stated one. That is missing evidence rather than a confirmed absence, so ask DoorLoop directly. TenantCloud does verify separate tenant and owner portals.

Probably TenantCloud, because DoorLoop applies an unpublished minimum spend and minimum unit count that make the 2.50 headline unreachable at small scale. But the comparison cannot be settled without DoorLoop disclosing those minimums.
